Somewhere along the way, we've created this imaginary timeline for buying a home.

Graduate college.
Get married.
Build your career.
Then... maybe think about buying a house.

But who decided that's the only path?

One of my favorite clients this year was 22 years old. She had just graduated college and bought her first home. Her plan? Rent out the extra bedrooms to other college students to help with the payment while she starts building equity.

I also have to give a shout-out to her parents. They're real estate investors who taught her the value of investing early, and it shows. They gave her an incredible example to follow.

Watching the next generation think this way gives me so much hope.

It's funny how many conversations I've been having lately.

They usually start with:
"I know rates aren't where I want them to be..."

And end with:
"...but can we see what my options are?"

I love those conversations.

Today's rates may be higher than the 2% and 3% rates we remember, but they're much closer to what's been considered normal for most of mortgage history.

Confession:

My phone is packed full of screenshots. Home design ideas. Kitchens I love. Bathroom remodels. Paint colors. You name it.

I save them, forget about them, save more, and the cycle continues.

It got me thinking...

I bet a lot of people do the same thing with houses.

They save them on Zillow.
Screenshot them.
Send them to their spouse.

I think a lot of people assume homeowners are just somehow… different.

Like one day they woke up with perfect credit, a massive savings account, and a deep understanding of mortgage guidelines.

Meanwhile most homeowners I know (including myself) bought their first house while stressed, confused, slightly overwhelmed, and Googling things at 11 PM.

The difference usually isn’t perfection.

Real estate agents… let me paint a picture for you.

It’s 8:47 PM.
Your buyer finally finds “the one.”
Everyone’s excited. Offer deadline is tomorrow morning.

So naturally you call their lender.

Straight to voicemail.

Because apparently their bank believes dreams, urgency, and real estate all stop existing at 5 PM.

Meanwhile I’m over here answering preapproval questions from a grocery store aisle, an airplane window seat, and one time while half asleep looking for my charger at midnight.

Memorial Day has always felt personal to me.

I grew up around a lot of people who served, including my dad, brother, grandpa, uncles, and cousins, so I’ve always had a deep appreciation for our military families and the sacrifices they make.

Today is a good reminder to slow down a little, enjoy time with the people we love, and remember those who gave everything for the freedoms we get to enjoy every day.

Grateful today for those who served, sacrificed, and made that possible.

As landlords, we will always be incredibly grateful for our renters.

But one of my favorite conversations is when a renter says:
“Do you think I could actually buy a home?”

Because I absolutely LOVE showing them the possibilities. Most of the time people are more qualified than they realize. They’ve just convinced themselves they’ll be turned down before they even try.

And I understand that fear. Buying my first home was crazy intimidating!

But getting information doesn’t obligate you to anything. It’s just a conversation. A starting point.
