Every house has one. And I'm not talking about the actual junk drawer.
I'm talking about the place where everything goes when you don't know where else to put it.

Maybe it's a chair in your bedroom that's technically supposed to be for sitting... but hasn't seen a person in three years because it's holding clothes.
‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍
Maybe it's the basement. The garage.
That one kitchen cabinet you open very carefully because something WILL fall out.
Or maybe you have an entire room that started as an "office" and slowly became storage for every random thing you own.
‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍
No judgment here. Houses are meant to be lived in!
Mine definitely doesn't look showing-ready 24/7 either.
‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍
So let's hear it... What's the junk drawer of your house? 🤔

Real estate has a funny way of making very normal problems feel VERY dramatic.
An inspection report comes back with 40 pages.
The appraisal takes longer than expected.
There's a question from the title company.
‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍
Someone sees the word "repair" in an email and suddenly we're imagining the entire transaction falling apart.
‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍
I've been doing this long enough to know that most transactions have something unexpected come up along the way.
‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍
The important part is figuring out:
Is this actually a problem? And if it is, what are our options?
That's one of the reasons having someone experienced in your corner matters.
My job isn't to pretend problems won't happen.
‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍
It's to help you understand what's happening, keep things in perspective, find a solution when we can, and keep moving forward.
‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍

Buyers will sometimes send me a house and immediately say:
"It's under my budget!"
And my next thought is usually... let's look at the rest of the numbers.
‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍
Because the listing price is only one piece of what that home will actually cost you each month.
‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍
Taxes can vary significantly from one property to another. HOA fees can change the equation. Your interest rate, down payment, homeowners insurance, and mortgage insurance can all affect the payment too.
‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍
Two homes with the exact same purchase price can end up having very different monthly costs. That's why I don't love when buyers choose a price range based solely on the maximum amount they're approved for.
‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍
The better question is:
What monthly payment are you actually comfortable living with?
‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍
Because buying a house should still leave room in your life for dinners out, vacations, your pets, hobbies, emergencies and everything else you don't want to give up just because you bought a home.

I've worked with sellers who couldn't wait to move... and still got emotional when it was time to leave. ‍‍‍‍‍‍‍‍ ‍‍‍‍...

I've worked with sellers who couldn't wait to move... and still got emotional when it was time to leave.
‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍
And I completely understand why. A house can hold a lot of life.
Maybe it's where you brought your first baby home.
‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍
Where your kids learned to ride their bikes. Where the dog wore a path through the backyard. Where everyone somehow ended up standing around the kitchen during every holiday, no matter how much seating you had elsewhere.
‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍
So when people say selling a house is “just a business transaction,” I don't really see it that way. Yes, we have numbers to look at, contracts to negotiate, inspections to handle, and deadlines to meet.
‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍
But there's a person on the other side of all of it who's closing one chapter before they can start another. I've always felt like part of my job is understanding both sides of that process.
‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍
You can be ready for what's next and still be a little sad about what you're leaving behind. Both can be true.

I've shown homes in neighborhoods that look beautiful on paper... but something just doesn't click.
‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍
And then there are neighborhoods where you pull in and immediately think, "Okay, I get why people love living here."

Sometimes it's kids riding bikes down the street.
Sometimes it's neighbors who actually know each other's names.
‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍
Maybe everyone walks their dogs in the evening, people decorate like crazy for Halloween, or there's that one neighbor who somehow knows everything happening within a three-mile radius.
‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍
Those things don't show up in a listing description.
But they can end up being some of the things you love most about where you live.
‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍
So I'm curious: what's something about your current neighborhood that makes it feel like home to you?

The fun part of buying a house is usually the part everyone sees.
‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍
You find the house.
You write the offer.
It gets accepted.
Eventually there's a picture with keys at settlement.
‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍
But there's a whole lot happening in between those moments.
‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍
Inspections. Negotiations. Appraisal. Mortgage paperwork. Title work. Deadlines. Emails. Phone calls. Questions that pop up at 8:00 at night because someone suddenly remembered something.
‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍
And occasionally, a problem shows up that nobody expected.
That's actually where a big part of my job happens.
‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍
I'm keeping track of the deadlines, communicating with everyone involved, helping solve problems, explaining what's happening, and trying to keep everything moving toward settlement.
‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍
The best transactions can sometimes look pretty uneventful from the outside.
‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍
Usually that's because there are a lot of people working behind the scenes to keep them that way.

I see this happen with buyers all the time. We walk into a house and within five minutes there's something they don't like.

"I hate this paint color."

"These light fixtures have to go."

"I would never pick that backsplash."

Fair enough. :joy:

But then I usually ask: Can we change it?

Paint? Absolutely.

Light fixtures? Yep.

Backsplash? Eventually.

A busy road behind the house? Not so easy.

A location that adds 30 minutes to your commute? Definitely not.

When you're buying a home, it's really helpful to know the difference between something that's inconvenient to change and something you simply can't change.

I've watched buyers almost pass on great homes because of cosmetic things and I've also watched buyers get so distracted by a beautiful kitchen that they overlooked something that actually mattered to their everyday life.

Before we start looking, I always encourage buyers to figure out their true dealbreakers.

Everything else? We can talk about it.

I've walked out of showings where one buyer absolutely loved a house and the next buyer couldn't get out of there fast enough.
‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍
Same house. Completely different reactions.
‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍
One person loves the big yard. Another immediately thinks about mowing it.
One person sees a formal dining room and pictures holidays with the whole family. Someone else wonders why they'd ever need one.
‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍
That's real estate. When you're selling, it can be easy to take feedback personally especially when you've loved and cared for your home for years.
‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍
But your home doesn't need every buyer who walks through the door to love it.
It needs the right buyer to walk in and see what you saw when you chose it.
‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍
That's why pricing, presentation, and marketing matter so much. We're not trying to convince everyone that your house is perfect. We're trying to make sure the people most likely to appreciate it actually see it.
‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍

It doesn't happen every day, but I've definitely walked through homes with buyers and said some version of: "I know you like it but let's talk about this."
‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍
Maybe I'm noticing something about the property they haven't considered.
‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍
Maybe they're starting to compromise on something they originally told me was really important. Or maybe we're five houses into a long day of showings and they're starting to get that "Maybe we should just buy this one" feeling.
‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍
That's when it's my job to slow things down.
‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍
My goal isn't to sell someone a house. It's to help them make a decision they'll still feel good about after the excitement of buying it wears off.
‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍
Sometimes that means encouraging someone to write an offer. And sometimes it means getting back in the car and saying, "Nope. Let's keep looking."
‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍
I'd much rather lose a sale today than have a client regret their decision tomorrow.
That's a part of being a Realtor that doesn't always make it onto social media.

The coffee shop where they know your order. The little restaurant you always recommend when someone comes to visit.
‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍
The farm stand you stop at every summer.
The local shop where you somehow walk in for one thing and leave with five.
‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍
Those places are a big part of what makes a community feel like home.
‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍
And when I'm talking to people who are considering moving to an area, it's often these little things not just houses and school districts that help them understand what it's actually like to live there.
‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍
So let's give some local businesses a little love. What's one Chester County business you'd be genuinely sad to see disappear?
‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍
