Westlake: One of PBC's Best Home Values Right Now
Here's something most Palm Beach County buyers don't realize about Westlake.
Two assistance programs, and they stack. The city's HAPPY program offers up to $35,000 as a 0% interest, forgivable loan toward down payment, closing costs, or a rate buydown. Separately, the Westlake Community Foundation is awarding grants up to $15,000 from a $650,000 pool — roughly 43 grants, rolling until the funds run out. Eligible buyers can use both.
Pricing. Townhomes start in the mid-$300s. Single-family starts in the mid-$400s. Estate homes in The Woodlands start in the $700s. Median sale price runs around $280/sq ft — well under coastal PBC for comparable square footage.
Quick move-in. There are 170+ move-in-ready homes listed right now, some from the $360s. No 12-month construction wait.
