Westlake: One of PBC's Best Home Values Right Now

Here's something most Palm Beach County buyers don't realize about Westlake.

Two assistance programs, and they stack. The city's HAPPY program offers up to $35,000 as a 0% interest, forgivable loan toward down payment, closing costs, or a rate buydown. Separately, the Westlake Community Foundation is awarding grants up to $15,000 from a $650,000 pool — roughly 43 grants, rolling until the funds run out. Eligible buyers can use both.

Pricing. Townhomes start in the mid-$300s. Single-family starts in the mid-$400s. Estate homes in The Woodlands start in the $700s. Median sale price runs around $280/sq ft — well under coastal PBC for comparable square footage.

Quick move-in. There are 170+ move-in-ready homes listed right now, some from the $360s. No 12-month construction wait.

Track record. Minto has led all Palm Beach County municipalities in single-family permits since 2020 and has delivered 2,000+ homes here.

What's coming. A new $48M elementary school, the Westlake Fieldhouse, a $22M Adventure Park, and a Walmart Supercenter on 24 acres.

The timing piece: Westlake is projected to reach residential buildout in 2026-27. Incentives generally tighten as inventory does.

Westlake gets less attention than the flashier Palm Beach County communities, but if you're shopping new construction, the numbers are worth a look.

The Community
3,800 acres along Seminole Pratt Whitney Road between Southern and Northlake, approved for 4,500 homes. Its own incorporated city since 2016. Minto is the master developer and lead builder — and there are no CDD fees, which is unusual for a project this size.

Homes & Pricing
• Courtyard Collection townhomes (Rose, Ivy, Coral): 1,536–1,786 sq ft, from the mid-$300s
• Single-family: from the mid-$400s, 2–6 bedrooms
• Atlantic Collection estate homes: 2,703–4,546 sq ft, from the $700s
• The Oaks (opened Dec 2025, 266 homesites): Cypress Collection on 50-ft lots, 1,644–4,008 sq ft; Indigo Collection on 65-ft lots, 2,410–4,314 sq ft

Why It's Underrated
🏡 Value — more square footage per dollar than comparable communities closer to the coast.
🛒 Retail caught up — Publix opened in 2023, Shoppes of Westlake Landings brought Starbucks and Orangetheory, and Lowe's bought a 10.6-acre parcel in January.
🎯 Incentives — Minto's Welcome Heroes program gives eligible public servants 3% off, and the Westlake Community Foundation launched a $650,000 affordable housing grant program in May. Move-in-soon homes often carry their own builder incentives.
