A different kind of closing day.

The moment I walked into the building with my daughter for her graduation, I was overwhelmed with emotion. Tears came freely as I held her tight before she stepped forward to join her class and walk into her next chapter.

This milestone carries more than a cap and gown. It reflects years of commitment, resilience, and navigating real life challenges, including uncertain Covid times, major transitions, and the quiet work of building a future step by step.

As a parent, especially walking this journey as a single mom, it meant making difficult decisions, adapting careers, moving across continents, and staying focused on the long term plan while supporting her through every high and low.

Today is a reminder that every plan, every adjustment, and every step forward matters.

Timnath Market Update, March 2026

The Timnath market is continuing to shift toward more balanced conditions, with increasing opportunities for buyers.

Inventory has reached 4.5 months, giving buyers more choices and reducing urgency. Homes are averaging 71 days on market, and sellers are receiving about 96.9% of their list price, signaling more negotiation room than in recent years.

The median sales price remains strong at $730,000, showing that values are holding even as the market normalizes.

Overall, Timnath is sitting in a balanced market, with a slight lean toward buyers.

Did you know that the Colorado Department of Local Affairs, Division of Property Tax administers property tax relief programs for qualifying homeowners, including seniors, disabled veterans (with 100% disability), their surviving spouses and holders of the gold star status. A $100,000 exemption on the value of you primary residence makes a huge difference in property tax dues.

If you think you are elgible, applications are open.

For seniors, applications open on January 1 and close on July 15 each year.

For disabled veterans and gold star holders, applications open on January 1 and close on July 1 each year.
