Want to move but don’t want to give up your current low rate? This is for you.
Data shows homeowners with a mortgage have an average of $310K in equity right now.

And that means if you've been putting off a move because you don't want to give up the mortgage rate you locked in a few years ago, your equity could help.

You could use it toward a bigger down payment and borrow less at today's rates.

Or, if you're downsizing, you might even be able to buy your next home in cash. No mortgage. No worrying about today’s rates.

Want to know how much equity you have and what it makes possible for you? DM me, and I'll help you find out.

There is something about fall in Massachusetts that makes you want to spend the day outside. The air gets cooler, the leaves begin to change, farm stands fill with pumpkins and apples, and suddenly getting completely lost in a cornfield sounds like the perfect weekend plan.

A visit to a Massachusetts corn maze is one of those simple fall traditions that works for almost everyone—families, couples, grandparents, groups of friends, or anyone looking for an excuse to enjoy a beautiful New England afternoon.

Massachusetts has corn mazes in nearly every part of the state, and many farms turn the experience into an entire fall festival. You might start the day wandering through rows of towering corn, take a hayride afterward, pick apples or pumpkins, visit the farm animals, and finish with warm c***r donuts.

A Few Massachusetts Corn Mazes to Explore

If you're in MetroWest, Hanson's Farm in Framingham is a convenient place to begin. The farm is known for its seasonal corn maze along with pumpkins, hayrides, animals and c***r donuts.

In Bolton, Schartner Farm opens for the 2026 fall season on September 12 and offers a corn maze along with apple picking, hayrides and farm animals—a great combination for a classic New England fall day.

Heading toward the North Shore? Marini Farm in Ipswich opens its seven-acre interactive corn maze September 12. This year's theme is dinosaurs, and Saturday nights in October feature flashlight maze adventures.

On the South Shore, Sauchuk's Corn Maze & Pumpkin Patch in Plympton runs weekends from September 19 through October 31, 2026. In addition to the maze, the farm advertises dozens of activities including pumpkin and apple picking, jumping pillows, a carousel and a cow train.

And if you want to make the maze the main attraction, Davis Mega Maze in Sterling has long been one of Massachusetts' best-known fall maze destinations.

Make a Day of It

Don't rush through the maze trying to find the exit. Take the wrong turns. Let the kids choose the direction. Stop for pictures. Laugh when you realize you've walked past the same spot three times.

Wear comfortable shoes or boots because New England farms can get muddy, particularly after an autumn rain. Bring a sweater, check the farm's schedule before leaving home, and consider purchasing tickets ahead of time when reservations are offered.

Most importantly, leave a little room for c***r donuts.

Fall doesn't last nearly long enough in Massachusetts. Between September and late October, there are only so many weekends to enjoy the foliage, farms and crisp afternoons that make living in New England so special.

So grab your family or friends, choose a farm, and go get lost this fall.

Sometimes the best autumn memories happen when you aren't quite sure which way you're going.

Happy Fall from the Sable Homes Metro-West Team at William Raveis Real Estate.

Fall is one of the most enjoyable times of year to shop for a home. Imagine grabbing a warm coffee, heading out on a crisp Saturday morning, and spending the day leaf peeping through Natick, MetroWest, Greater Boston, or Cape Cod while stopping at open houses along the way.

You may find yourself driving down a tree-lined street covered in red and gold leaves, spotting a neighborhood you never considered, and walking into a home that simply feels right. Fall house hunting gives you a chance to experience each community in a different way—cozy porches, fireplaces, changing landscapes, and homes beginning to feel ready for the holidays.

Our collaborative team is there to make the experience fun while keeping you focused on the important details. We help you understand financing, identify neighborhoods that fit your lifestyle, schedule private showings, evaluate homes, negotiate confidently, coordinate inspections, and guide you through closing.

And if you're selling, fall offers its own special charm. Seasonal curb appeal, warm interiors, professional photography, and creative marketing can help your home stand out to motivated buyers.

So take the scenic route, enjoy the foliage, visit a few open houses, and see where the road takes you. Your next home may be waiting behind a pumpkin-lined front porch this fall.

🏡 3 Common Buyer Turnoffs — and Easy Ways to Fix Them!

Sometimes it’s not the big things that turn buyers away—it’s the little details they notice the moment they walk through the door.

✨ Unpleasant odors can create an immediate negative impression. Fresh air, clean carpets, and professionally cleaned soft furnishings can make a huge difference.

☀️ Poor lighting can make even a beautiful home feel dark and uninviting. Open the blinds, brighten up darker corners, and let that natural light shine.

🛋️ Awkward spaces can leave buyers wondering how they would actually use the room. Thoughtful furniture placement, decluttering, and simple staging can help buyers see the possibilities.

When preparing your home for sale, the goal is to create a space that feels fresh, bright, welcoming, and easy to imagine as home.

Thinking about selling? A few thoughtful changes before listing can make a powerful first impression—and I’m always happy to help you decide where to focus.

Let the Light In: How Natural Light Helps Sell Your Home

When buyers walk into a home, one of the first things they notice is how the space feels. A bright, sun-filled room can feel larger, warmer, cleaner, and more inviting—making natural light one of your home’s best selling features.

Before showings or photography, wash the windows inside and out, remove heavy curtains, and open every shade and blind. Replace dark window treatments with light, airy fabrics that allow sunshine to filter through. Trim shrubs or branches that may be blocking light from entering the home.

Inside, use mirrors to reflect sunlight and brighten darker areas. Choose soft, neutral wall colors, remove oversized furniture, and keep windowsills free of clutter. Clean glass doors and add warm lamps in rooms that receive less sunlight.

Whenever possible, schedule professional photography and showings during the brightest part of the day. Just before buyers arrive, open all window coverings and turn on every light—even during the daytime.

You do not always need an expensive renovation to make your home more appealing. Sometimes, the best improvement is simply letting the sunshine in. A brighter home photographs beautifully, creates a cheerful first impression, and helps buyers imagine a fresh beginning in the space.

At Sable Homes MetroWest, we help sellers highlight the details that make a home feel truly special. From thoughtful staging to strategic marketing, we don’t just list—we launch.

Your next move starts with one conversation.

🏡 Staging Your Home for Sale: What Stays and What Goes?

When preparing your home for the market, the goal is to help buyers picture themselves living there. A little editing can make every room feel larger, brighter, and more welcoming!

✅ KEEP:

• Simple, neutral furniture
• A few tasteful decorations
• Fresh towels and bedding
• Healthy plants and fresh flowers
• Good lighting and clean window treatments
• A few cozy touches, such as pillows and throws

❌ REMOVE OR PACK AWAY:

• Personal photos and collections
• Extra furniture that makes rooms feel crowded
• Countertop appliances and bathroom products
• Excess toys, pet supplies, and seasonal décor
• Overfilled closets and cabinets
• Anything broken, worn, or distracting

Staging does not mean removing everything that makes your house feel like home. It means creating a clean, comfortable space that allows buyers to imagine making it their own.

Thinking about selling? The Sable Homes MetroWest Team can help you prepare, stage, and launch your home with confidence. We don’t just list—we launch! 🔑
