Let's settle this.

I've heard sellers say staging is a waste of money that buyers can see past empty rooms and look at the bones of the house.

I've also seen staged homes sell in a weekend after sitting vacant for six weeks.

Here's where I actually land after working through hundreds of transactions:

Staging isn't magic. But it solves a specific problem — most buyers cannot mentally furnish a space they're seeing empty. They need the photo to stop them from scrolling. They need to walk in and feel something before they start calculating.

Where staging tends to matter most:
✔ Vacant homes (always)
✔ Oddly shaped or choppy rooms
✔ Listings where photos are the first impression (every listing, everywhere)

Where staging matters less:
• Well-furnished owner-occupied homes with good natural light
• Highly sought-after locations where demand drives offers regardless

But here's the honest truth — for most sellers, proper staging returns more than it costs. The data consistently backs that up.

Everyone has a list. But usually there's one thing on that list that's truly non-negotiable — the one that makes you say 'no' before you even finish the tour.

For some buyers it's a busy road out front. For others it's no garage, no yard, or a layout that just doesn't flow.
