Getting a home ready to sell does not automatically mean starting a major renovation. Sometimes the most effective preparation begins with making the property feel clean, maintained, and ready for its next owner.

Walk through each room and look for worn paint, loose hardware, damaged trim, outdated light bulbs, clutter, and other small distractions. Outside, tidy landscaping and a clean entrance can help create a stronger arrival.

Once the basics are addressed, consider whether larger improvements actually make sense for your property and current market. Not every project needs to be completed before a home is listed.

A beautiful kitchen may make the first impression, but functionality is what determines how enjoyable the space can be every day. Current renovations continue to place emphasis on making kitchens work better, not simply making them look different.

Consider the amount of usable counter space, cabinet storage, lighting, appliance placement, and how comfortably you can move between the main work areas. A thoughtful layout can make even a modest kitchen feel more efficient.

Well, we had quite an experience today! Wasp infestation!!!

Never in our experience as home owners, or over my 29 years Real Estate career have we seen yellow jacket wasps basically nest through the ceiling. To make room for their nest, they dig in the materials including insulation and drywall.

It all started while vacuuming up cobwebs in the corner of the livingroom this morning. A 3 inch hole IN THE CEILING opened up then came the wasps. Yikes!

Calling around to various pest control companies on a Saturday morning no one was available for a emergency visit. Most being two days out, understandably.
However, one contractor, Eric- The Local Bug Guy, came to the rescue! After talking to him and making arrangements for a Sunday house call, he called back concerned about our situation. He rearrange his schedule to assist us today. Cordial, professional and reasonably priced, he got the job done. Yeah, Eric! Especially thankful as my husband has allergic reaction to bee stings.

Next step, patching up the ceiling and wall damage. Thankfully, my husband, Kevin Russen is skilled at this.

What a day!

What a fabulous day to enjoy Fall Harvest Orchard, Delano, Minnesota.
