One of the most misunderstood closing adjustments is the New Jersey property tax proration. Even though property taxes are paid quarterly, the buyer and seller must still prorate the taxes as of the closing date to ensure each party pays only for the period they own the property.

Add lender escrow on top of that, and you could be looking at $3,000–$5,000 more at the closing table than you expected.
