This 89-unit complex, set close to Lake Michigan, marks a notable shift in our local real estate landscape. With over half the units already spoken for and starting prices at $250,000, it’s clear there’s real demand—and a fresh option for those looking to own in the area. It’s been an eventful Mid-Q3 in the U.S. housing market: new listings rose about 3% month-over-month, reaching their highest mark in over four years. Total homes for sale climbed 4%, the most since 2020. Even as mortgage rates edged close to 7% and closed sales dipped by about 1%, prices set new records—and yet, buyer demand remained steady. What drove the change? More homeowners decided to sell as the grip of rate lock-in loosened and personal circumstances prompted moves. Sellers have adjusted to a more measured market, opening up opportunities for buyers to compare their options. Notably, nearly 60% of homes sold below the original asking price, giving buyers room to negotiate—whether on price, repairs, or closing costs. While affordability is still a challenge for many, those able to purchase found more leverage and choice than in recent years. With over two decades guiding clients through shifting Wisconsin markets, I’m always watching these national shifts and how they shape our local opportunities.
