Data center growth yields mixed results for US housing markets
The rapid expansion of data centers across the US is creating a real ripple effect in many local housing markets. In affluent tech-driven regions, we’re seeing home values climb and robust job growth, but with those positives come higher utility costs that give many residents pause. On the commercial side, both property values and industrial demand are on the upswing, though energy and water usage remain top concerns for communities. From my perspective as someone who’s spent decades focused on new construction and technology in real estate, it’s clear that the intersection of tech and housing is only growing more complex—and it’s more important than ever for buyers and sellers to understand the opportunities and challenges these trends bring.

✨ Growth rarely happens inside your comfort zone. ✨

The goals worth pursuing often require taking a chance, embracing uncertainty, and doing things that feel uncomfortable at first.

Whether it's starting something new, making a big decision, or taking the first step toward a dream, progress begins when you're willing to move beyond what's familiar.

The comfort zone feels safe, but growth happens just beyond it.

What's one thing you're working toward right now that requires a little courage?

Refinancing Fades as Home Equity Surges
As we’ve seen throughout late Q3, rising mortgage rates—now nearing 7% after a central bank hike to around 4%—have made refinancing far less attractive for many homeowners, especially those who previously secured lower first mortgage rates. The numbers tell the story: refinance applications dropped about 9% in just the last week, while purchase requests dipped by roughly 1% and total mortgage demand declined around 4%. Refis now make up only 39% of all applications.

Looking back over the three months through mid-Q3 2026, one inquiry index showed refinancing interest at just 2% (a sharp drop from 39% year-over-year), while demand for home equity products surged to 76%. That appetite for tapping into home equity has been remarkable—mid-Q3 inquiry volume rose about 11% month-over-month and more than 150% compared to last year. Meanwhile, the gap between 30-year loan products widened, with a difference of more than 1 percentage point or roughly $333 in monthly payments on a $400,000 mortgage.

Builder sentiment has softened as well, hitting its lowest point since 2025, and the 10-year Treasury yield topping 5% continues to keep mortgage rate fluctuations front and center.

Navigating these changing conditions takes a well-informed approach. With my background in new construction and deep understanding of the local market, I’m always watching the trends that matter most to Connecticut homeowners.

U.S. Builder Sentiment Hits 12-Month Low
Builder confidence has slipped to a 12-month low, with the latest index dropping 3 points to 32 in late Q3. Sales conditions have softened—current sales sit at 35, and expectations for the next six months have fallen to 37. Buyer traffic is holding steady at 23, but nearly 40% of builders nationwide are now cutting prices, and two-thirds are offering incentives, up from 63% earlier in the quarter. Mortgage applications for new-home purchases have declined for the fifth consecutive month as average 30-year rates remain in the high-6% range. Larger builders are increasingly using rate buydowns to help buyers secure below-market mortgages—an important strategy to keep sales moving without relying solely on price reductions. With 30-year rates near 7%, housing forecasters anticipate these elevated rates will persist through 2027. Having spent decades in both home building and real estate, I’ve seen how quickly market conditions can shift and how creative solutions become essential for buyers and builders alike.

Does your kitchen feel a little darker than you’d like? 💡🏡

The right lighting can make a kitchen feel brighter, more functional, and more inviting. A few simple updates can make a noticeable difference:

🪞 Reflect more light: A strategically placed mirror or reflective surface can help bounce existing light around the room.
💡 Upgrade your bulbs: Choose bulbs with a brightness and hue that suit how you use the space.
✨ Layer your lighting: Combine overhead lighting with under-cabinet lights to brighten countertops and eliminate shadows.
🏺 Add a statement fixture: Pendant lights can provide focused task lighting while adding a decorative element.
🎨 Use contrast thoughtfully: A lighter backsplash, reflective finish, or contrasting accent can help the space feel brighter and more defined.

Small lighting changes can completely change how a kitchen feels. Which update would you try first?
