It’s tempting to “test the market” with a higher price — but here’s why that strategy can actually hurt your sale:

🚩 Missed first impressions – The most motivated buyers see your home right away. If the price feels off, they move on.
🚩 Longer days on market – A home that sits too long makes buyers wonder what’s wrong.
🚩 Appraisal issues – Even if someone offers, an overpriced home may not appraise, causing deals to fall through.

The right price attracts the right buyers — and can lead to faster offers, stronger negotiations, and less stress.

Thinking of selling? Let’s talk strategy that sets you up for success from day one.

Thinking about selling this season? Fall is one of the best times to make your home stand out — here’s your quick checklist to get it show-ready:

✅ Rake & tidy up the yard – Keep leaves clear and walkways safe.
✅ Boost curb appeal – Add a seasonal wreath or mums by the front door.
✅ Check exterior lighting – Days are shorter, so bright entry lights are a must.
✅ Cozy staging – Layer throw blankets, light a candle, and add warm touches.
✅ Service heating system – Buyers love knowing the home is winter-ready.
✅ Clean windows – Let in that gorgeous fall light and mountain views.
✅ Declutter inside – With holidays around the corner, make the home feel spacious and inviting.

Most sellers think spring is the best time to list — but here’s the secret: fall sellers often have the advantage.

Here’s why your home can shine this season:
✨ Less competition – With fewer homes on the market, yours gets more attention.
✨ Serious buyers – Fall buyers are often motivated to move before the holidays.
✨ Cozy curb appeal – Autumn colors and seasonal décor create a warm, inviting first impression.
✨ Faster timelines – Buyers and sellers alike want to wrap things up before winter.

If you’ve been waiting for “the right time” to sell, don’t overlook fall — it might just be your sweet spot. 🍁

When it comes to selling your home, location is everything — and being in a desirable school zone can be a huge advantage.

Even if you don’t have kids in school anymore, here’s why it matters:
✅ Families actively search by district boundaries
✅ Great schools = stronger home values
✅ Limited boundary exemptions make school zones even more important
✅ It’s one of the top factors buyers won’t compromise on

So, even if your “school days” are behind you, highlighting your home’s location in a strong district can help attract motivated buyers and boost your sale.

If you’ve been telling yourself, “Maybe I’ll just wait until spring…” it might be worth looking at the bigger picture before you decide.

Waiting isn’t automatically the better option.

Selling this year could mean reaching buyers who are motivated to get settled before winter, facing different competition from other listings, and getting your next move underway sooner rather than putting your plans on hold for several more months.

But the decision should come down to more than the season.

What is your home worth right now? What does buyer demand look like in your price range? Where are you planning to go next? And most importantly—what timing makes sense for you?

If you’re debating between selling this year or waiting until next, give me a call. I can put together a Comparative Market Analysis, look at what’s happening in your specific market, and help you weigh your options.

You might find there’s a good reason to make your move sooner than you thought.

September might not technically be winter…but we all know better than to wait until the first snowfall to start getting ready.

A few preventative tasks now can help protect your home, prevent expensive surprises, and make that first cold snap a whole lot easier to handle.

I put together 4 things every Alaska homeowner should do before September — swipe through and save this one for your weekend to-do list. ➡️

And here's one more tip if you're considering selling your home this fall: do your exterior prep before the snow arrives. It's much easier to address repairs, improve curb appeal, and showcase your property while everything is still visible.

If selling your home is on your radar this year, August is a great time to start making moves.

Waiting until the first snowfall can mean dealing with shorter days, snow-covered yards, icy driveways, and a more complicated moving day. Listing sooner gives you the opportunity to showcase your property while buyers can still see the landscaping, exterior condition, driveway, acreage, and everything else that can be harder to appreciate under a few feet of snow.

And there are buyers who want the same thing you do—to get moved and settled before winter.

You don’t need to list tomorrow, but you do need a plan.

If you’re considering selling before the end of the year, give me a call. We can look at your home’s value, what you should do to prepare, and a timeline that makes sense for you.

Because in Alaska, we all know how quickly “we still have plenty of summer left” turns into scraping the windshield every morning. 😉
