Bright MLS data for the week ending Oct 18 shows Mid-Atlantic purchase contracts at a five-year low for the sixth straight week — down 15.5% year over year. Canceled listings were up 43.2%. Median time to contract: 34 days (five days slower than the same week in 2025).

Two industry stories worth knowing if you’re selling (or shopping) in the DC / MD / VA area:

1) Open Real Estate
Four large brokerage groups announced a national, broker-led property data-sharing initiative. Participating brokerages would submit listings quickly (founders cite within one business day of a listing agreement), with options for participant-only visibility or broader public “market” syndication to MLSs and portals. Founders emphasize it is not a national MLS and is meant to complement local MLSs. Technology and governance are still being built.

2) MLS lawsuits involving Compass
California Regional MLS’s federal case against Compass now includes OneKey MLS as a co-plaintiff. Other MLSs have also sued. The core dispute: rules that require shared/public marketing of listings versus more private or office-exclusive marketing paths. Compass argues seller choice and points to markets that already allow certain office exclusives; MLSs argue limited exposure can hurt buyers and sellers and raise fair-housing concerns.

For consumers, the practical question is simpler: How widely will my home be marketed, and how will buyers find it?
