πŸŽ‰ Your offer was accepted! Now what?

Getting under contract is exciting, but several important steps still need to happen before closing.

Depending on your contract and financing, the next few weeks may include:

βœ… Earnest money
βœ… Home inspections
βœ… Lender documents
βœ… Appraisal
βœ… Title work and homeowners insurance
βœ… Closing Disclosure
βœ… Final walkthrough

My latest article explains what buyers can generally expect from accepted offer to closingβ€”and some of the mistakes that can delay the process.

🏑 You found the house you LOVE. Now… what should you offer?

This is usually when buyers look at me and say:

β€œJane, just tell me what I need to offer to get it.”

But the goal isn't simply to win the house.

Before we write an offer, I want to know:

What do the comparable sales say the home is worth?
Is there competition?
How long has it been on the market?
Are we asking the seller for closing-cost help or buyer-agent compensation?
What matters to the seller?
And what terms make sense for you?

Sometimes we negotiate.

Sometimes we compete.

Sometimes an escalation clause can help us compete without immediately throwing our maximum price at the house.

And sometimes I'm going to tell my buyer:

β€œI don't think you should do that.”

Because loving the house is a reason to make a strong offer.

It isn't a reason to negotiate against yourself.

This week's Project 52 article breaks down how I help buyers determine what to offerβ€”and why the strongest offer isn't always the highest one.

🏑 How much money do you actually need to buy a house?

When buyers ask me this, my quick planning answer is:

Think about roughly 10% of the purchase price.

Waitβ€”before you panic. πŸ˜„

I'm NOT saying you need a 10% down payment.

I'm talking about planning for the whole homebuying picture: down payment, closing costs, earnest money, title expenses, taxes and prepaids, inspections, and other potential costs.

But then we get to the question I really care about:

How much of that actually has to come from YOU?

Depending on your situation, there may be opportunities involving:

πŸ’° Down payment or closing-cost assistance
🎁 Eligible gift funds
🀝 Seller contributions
πŸ—οΈ Builder incentives
🏦 Other homebuyer programs or financing opportunities

So please don't look at a $300,000 house, decide you need $30,000 sitting in the bank, and automatically rule yourself out.

Let's figure out the numbers first.

I break down the entire cash-to-close picture in this week's article:

πŸ‘‰ How Much Money Do I Actually Need to Buy a House in Baltimore?

🏠 Two $300,000 homes can have VERY different monthly payments.

That's something buyers often don't realize until they start seriously shopping.

The price of the house is only one piece of your monthly housing cost.

You may also be paying:

πŸ’° Principal + interest
πŸ›οΈ Property taxes
πŸ›‘οΈ Homeowners insurance
🏒 HOA or condo fees
πŸ“‹ Mortgage insurance, when applicable

And in Baltimore City, those numbers can vary from property to property.

That's why when someone asks me:

β€œHow much house can I afford?”

I don't think the best answer is simply a purchase price.

I want to know:

πŸ‘‰ What monthly payment feels comfortable?
πŸ‘‰ What other expenses do you have?
πŸ‘‰ How much do you want left for savings and emergencies?
πŸ‘‰ What assistance or other homebuying opportunities might be available?

Because qualifying for a $350,000 home doesn't necessarily mean you should spend $350,000.

The goal isn't to buy the most expensive home you qualify for. It's to comfortably own the right one.

This week I break down how I help buyers figure out their real homebuying budget.

🏠 Is renting actually cheaper than buying?

Maybe.

But comparing a $2,000 rent payment to a $2,000 mortgage payment doesn't answer the question.

When you own, you also need to consider things like property taxes, homeowners insurance, maintenance, and possibly HOA or condo fees.

But that's only half the equation.

You also have to ask:

What am I getting in return for the money I'm spending?

Rent can provide flexibility and fewer maintenance responsibilities.

Homeownership comes with additional costs and responsibilities, but it can also provide stability, principal reduction, and the opportunity to build equity over time.

And yes, sometimes after looking at everything, my advice really is:

Keep renting.

The goal isn't to prove that buying is always better.

It's to figure out which one makes more sense for your finances, your lifestyle, and your future.

That's what I break down in this week's article.

Should you wait for mortgage rates to drop before buying a home?
Maybe.
Yes, a lower mortgage rate could mean a lower monthly payment. But the interest rate is only one number in a much bigger equation.
If rates fall, what happens to home prices?
What happens when more buyers enter the market?
What happens to seller concessions and negotiating power?
And what if there are down payment assistance programs, employer benefits, builder incentives, or local homebuyer programs available to you today?
That's why I think there's a better question:
β€œWhat would buying a home cost me today, and what could waiting cost me?”
In this week's article, I walk through the numbers, the risks of trying to time the market, and some of the opportunities available to buyers throughout Baltimore, Maryland, Washington, DC, Virginia, and Pennsylvania.
Sometimes waiting absolutely is the right decision.
But let's make that decision based on your numbers, not a prediction about where mortgage rates might go.

Think You Need 20% Down to Buy a Home? Think Again.

One of the biggest myths I hear from first-time homebuyers is, "I'm waiting until I save 20% before I buy."

The truth is, many buyers purchase with much less down depending on the loan program and their individual qualifications. Even more importantly, buying a home isn't always about one big savings account. It may involve combining down payment assistance, employer benefits, builder incentives, seller contributions, and other opportunities.

In my newest article, I explain where the 20% myth came from, share a real client story, and show you how I help buyers look beyond obstacles and focus on opportunities.

If you've been waiting because you thought you needed 20% down, this article is for you.
