My favorite season for many reasons.
Mostly because of the longer days and warmer weather ushering in an 8 month stretch of no winter time nonsense. Also a great time to begin the selling and buying processes of real estate!

Attention RI first time homebuyers!

The RI AnchorHome program, launched by RI Treasurer Diossa, offers first-time homebuyers affordable 30-year fixed mortgages (starting around 3.99%), no PMI, and down payment/closing cost assistance grants (around $17,500), using state deposits to back loans through partner banks like Centreville Bank, requiring a FICO score of 660+, and focused on owner-occupied primary residences in RI.

Key Features of RI AnchorHome for First-time homebuyers purchasing their primary residence in Rhode Island.

Mortgage Benefits: 30-year fixed rates, low starting rates (e.g., 3.99%), and no Private Mortgage Insurance (PMI).

Financial Assistance: Includes grants for down payment and closing costs.

Credit Score: A minimum FICO score of 660 is generally required.

Property Type: For owner-occupied, 1 or 2-family primary residences.

Counseling: Mandatory homeownership counseling is part of the program.

JUST CLOSED!!

Closing out 2025 with two closings on the same day! A huge congratulations to my clients Bill & Barbara, who sold their home of many years in Middletown and have moved onto the mainland to the new home they just purchased in South Kingstown! Our journey together began back almost 3 years ago with a casual conversation about selling/buying. Over that time, we explored so many options, looked at many homes...and during that time we all got to know each other in the process and developed a friendship and trust together. After a great deal of thought they decided the best approach was to have me list and sell their home. Like so many other homeowners, they needed to find the right, new home to move into before we could move out...and WE FOUND IT!! As challenging as this task can be, we managed to find a way.

Perhaps the greatest challenge with selling and buying a home is the packing, the property cleanup, the moving, the unloading, the unpacking. This is always overwhelming, especially when the home you are selling has over 4000sq' of space to address!! Despite the hectic holiday season and tight timetable to close, we were able to pull off a massive move that included a large workshop with thousands of tools and thousands of pounds of heavy machinery!! I would to express my endless gratitude to our mover Anthony Hodde & Hodde Transportation for their absolutely amazing job handling this large move from start to finish & beyond; and also to Bryan Lindley & JDog Junk Removal & Hauling RI for their fast, expeditious removal and hauling of all the unwanted items and for their spotless cleanup!! We really could not have done any of this without these teams.

I would like to also congratulate our buyer/new homeowner, and a big thank you to my colleague/Realtor Deirdre Smith Hecht from RE/Max Newport for bringing the deal together with me. Glad we connected!

I also would like to thank Nicole Maine and Patrick Farrell from Lila Delman Compass, and their wonderful sellers who sold my clients their home in South Kingstown!

Lastly, I would like to express thanks to our closing attorney Paul DeMarco from Geremia & DeMarco, Ltd for his excellent handing of all things legal on both transactions for us.
