Some of the best houses are the ones everybody else scrolls right past. 👀🏡
I’ve seen it happen plenty of times.
The photos aren’t great.
The paint color is… questionable. 😂
The furniture makes the rooms look smaller.
The listing description doesn’t explain what makes the property special.
And buyers immediately think:
“Next.”
But sometimes that overlooked house has exactly what you’ve been trying to find.
A great location.
The right floor plan.
A bigger lot.
A quiet street.
A walkout basement.
An outbuilding.
A beautiful backyard.
Or simply more potential than the photos ever showed.
Here’s the important difference:
Paint can change.
Flooring can change.
Light fixtures can change.
Cabinet hardware can change.
Landscaping can change.
But changing the location?
That’s a little tougher.
Moving the house onto a better lot?
Probably not happening. 😂
Completely redesigning a bad floor plan?
That can get expensive quickly.
That’s why I encourage buyers to separate cosmetic problems from fundamental problems.
When we walk through an overlooked property, I’m thinking:
Is the layout good?
Does the location work?
How is the lot?
What’s the condition of the major systems?
Are the things we dislike relatively easy to change?
And most importantly:
What could this house become with the right improvements?
Now, an ugly paint color doesn’t automatically mean a house is a bargain.
And bad listing photos don’t automatically mean there’s hidden value.
We still have to evaluate the property carefully.
But sometimes the house everybody else ignored is exactly where the opportunity is.
If you’re searching for a home in Warrenton, Wright City, Warren County or the surrounding Missouri area, don’t judge every property by the first five photos.
Sometimes you need to walk through the front door.
