Some of the best houses are the ones everybody else scrolls right past. 👀🏡

I’ve seen it happen plenty of times.

The photos aren’t great.

The paint color is… questionable. 😂

The furniture makes the rooms look smaller.

The listing description doesn’t explain what makes the property special.

And buyers immediately think:

“Next.”

But sometimes that overlooked house has exactly what you’ve been trying to find.

A great location.

The right floor plan.

A bigger lot.

A quiet street.

A walkout basement.

An outbuilding.

A beautiful backyard.

Or simply more potential than the photos ever showed.

Here’s the important difference:

Paint can change.

Flooring can change.

Light fixtures can change.

Cabinet hardware can change.

Landscaping can change.

But changing the location?

That’s a little tougher.

Moving the house onto a better lot?

Probably not happening. 😂

Completely redesigning a bad floor plan?

That can get expensive quickly.

That’s why I encourage buyers to separate cosmetic problems from fundamental problems.

When we walk through an overlooked property, I’m thinking:

Is the layout good?

Does the location work?

How is the lot?

What’s the condition of the major systems?

Are the things we dislike relatively easy to change?

And most importantly:

What could this house become with the right improvements?

Now, an ugly paint color doesn’t automatically mean a house is a bargain.

And bad listing photos don’t automatically mean there’s hidden value.

We still have to evaluate the property carefully.

But sometimes the house everybody else ignored is exactly where the opportunity is.

If you’re searching for a home in Warrenton, Wright City, Warren County or the surrounding Missouri area, don’t judge every property by the first five photos.

Sometimes you need to walk through the front door.

If you want help finding the homes other buyers may be overlooking, send me a message.

🏡 Getting your home ready to sell starts before the first showing.

Buyers form opinions quickly, which means the way your home looks, feels, and photographs can have a major impact on their interest.

For sellers in Warrenton, Truesdale, and Wright City, a strong pre-listing strategy may include:

✨ Improving curb appeal
✨ Decluttering and rearranging furniture
✨ Completing small, high-impact repairs
✨ Creating bright, neutral spaces
✨ Pricing strategically for the local market
✨ Making sure your home is ready to impress from day one

You don’t need to renovate everything you need to know which improvements are worth your time and money.

In the fall of 1986, fear spread across St. Louis in a way people still remember today.

The name Michael Wayne Jackson became tied to one of the most chilling cases the area had seen.

After being accused of multiple murders, he disappeared.

For days, no one knew where he was.

And during that time, you could feel it across the region.

Streets were quieter.
Doors were locked a little tighter.
People paid closer attention to what was happening around them.

This wasn’t just a news story.

It was something unfolding in real neighborhoods, affecting everyday people.

The manhunt, the tension, the uncertainty… it became a part of local history that many have never forgotten.

Stories like this remind us why true crime sticks with people.

Not just because of the mystery, but because of the impact it leaves behind on communities.

I’m John Meier, bringing you part of Warren County and local area history.

Do you remember hearing about this case?

🏡 What happens when family members don’t agree about selling a home?

A family property can carry years of memories, financial expectations, and different opinions about what should happen next. When one person wants to sell and another wants to hold onto the home, emotions can quickly complicate the decision.

The best place to start is with clear information: understand the home’s current value, estimated proceeds, repair needs, and available options. From there, families may consider selling, renting, setting a future sale date, or having one family member buy out the others.

🏡 Thinking your home is worth more than the market says could actually cost you.

Overpricing is one of the most common mistakes sellers make. Emotional attachment, neighborhood rumors, and online estimates can all influence expectations but buyers ultimately compare your home with what else is available.

A smart pricing strategy can help your home:

✔️ Attract more qualified buyers
✔️ Generate stronger early interest
✔️ Reduce unnecessary price cuts
✔️ Compete effectively with similar homes
✔️ Put you in a stronger negotiating position

If you’re selling in Warrenton, Truesdale, or Wright City, understanding your home’s current market value before listing can make a major difference.

Waiting for the “perfect time” to sell your house? Here’s the problem: nobody rings a bell when that day arrives. 🏡

I hear this from homeowners all the time:

“I think I’ll wait until rates come down.”

“I want to see what prices do.”

“Maybe next spring will be better.”

“I’m just waiting for the market to improve.”

And sometimes waiting absolutely IS the right decision.

But there’s an important difference between waiting because you have a plan and waiting because you’re trying to perfectly predict the real estate market.

Markets change.

Mortgage rates change.

Inventory changes.

Buyer demand changes.

Your competition changes.

And your own life can change too.

That’s why I think sellers should start with a different question:

“What would selling today actually look like for ME?”

What might your home sell for?

Approximately how much equity do you have?

What expenses would be involved?

Where are you going next?

What would your next home cost?

What would that payment look like?

Would selling help you accomplish something important?

Or would waiting six months or a year put you in a better position?

Those are questions we can actually work through.

Because sometimes homeowners discover they’re in a much better position to move than they thought.

Other times, we run the numbers and I may tell them:

“You know what? I think waiting makes sense.”

That’s okay too.

Having a conversation with a Realtor doesn’t mean there’s a FOR SALE sign going in your yard tomorrow.

It means getting enough information to make a smart decision.

If you’ve been wondering whether to sell your home now or wait, especially in Warrenton, Wright City, Warren County or the surrounding Missouri market, let’s run the numbers.

No guessing.

No pressure.

Just a clear look at your options.

Then you decide what makes sense for you.
