What is a Trust?
📑It is a legal agreement where a trustee (an individual or a financial institution), manages a beneficiary's assets.
📑The trust document contains information pertaining to the authority of the trustee/s, how the trust is to benefit the beneficiary, and how the trust can be terminated.

What is a Special Needs Trust (SNT)? (A.K.A. Supplemental Needs Trust)
💰It is a trust that will preserve the beneficiary’s eligibility for needs-based government benefits such as Medicaid and Supplemental Security Income (SSI). As a general rule the trustee will not replace the beneficiary's government benefits but supplement them.
💰Examples of supplemental needs are costs for sitters, companions, and dental or medical expenses not covered by Medicare or Medicaid.

It's too bad that Khloe's sister (the lawyer) doesn't tell her that a person's will doesn't take control until you're dead. So having her "coma" wishes in her will is useless. She needs a power of attorney.

What is a Quiet Title Action?
👨‍⚖️A legal action used to clarify ownership of property.
👨‍⚖️Frequently needed after foreclosures or tax sales
👨‍⚖️After consideration of all the claims, the Court issues an order forever "quieting" the title against future claims of ownership and possession.

What is Heirs' Property?
👨‍👩‍👧‍👦Property that has passed down from a common ancestor through one or more generations, without wills or estates being legally probated through the Court, leaving any number of family members sharing ownership in a property too small to be physically divided among them. Multiple family members then share common ownership.
👨‍👩‍👧‍👦The uncertainty of ownership prevents the owners from benefiting from government assistance programs, securing a mortgage, or selling the property.
👨‍👩‍👧‍👦A quiet title action like that discussed above is required to clarify ownership.
