Chris Smith pretty much nails the situation in regard to National Association of Realtors. This trade organization is losing agents like crazy and it is really unfortunate because I can honestly say from having been on the Grievance Committee for numerous years and over the past 5 years on the Professional Standards Committee at my local board that there is a benefit to having standards and to striving for betterment of the industry, but this lawsuit really compromised a lot, has definitely made things less transparent and more confusing for agents and the public, and in general made me consider the pros and cons of being part of NAR.

Let's talk about the greatest betrayal in real estate history.

The National Association of Realtors had ONE job for a century: protect the profession.

Stand up for agents.

Fight the battles individual agents couldn't fight alone.

They collected $1.5 billion in dues annually for this privilege.

Then the lawsuits came and NAR folded faster than a lawn chair in a hurricane.

The settlement they rushed to accept?

It didn't protect agents.
It didn't clarify the market.
It didn't help consumers.

It created chaos, confusion, and more paperwork.

Buyers now need signed agreements before viewing homes.

Sellers are more exposed to lawsuits.

Agents are navigating rules that change depending on which lawyer is interpreting them that day.

The lawyers who sued? They walked away with $418 million.

The consumers they were "protecting"?

More confused than ever.

The agents who funded NAR's entire existence?

Thrown under the bus, then backed over for good measure.

Here's what kills me: NAR had the resources to fight.

They had the data proving agents provide value.
They had a century of precedent.

Instead, they chose surrender disguised as "progress."

Now we have buyers signing representation agreements they don't understand, sellers trying to navigate commission negotiations without guidance, and agents spending more time on compliance than actually helping clients.

The market didn't need disruption. It needed clarity.

Instead, NAR gave us complexity wrapped in capitulation.

Your professional association just proved they're neither professional nor an association.

They're a bureaucracy that exists to perpetuate its own existence, collecting dues while delivering chaos.

But sure, renew your membership.

They've got another convention to plan.

TLDR: The article I posted below addresses some of the myths about the recent NAR lawsuit that supposedly will allow sellers and buyers of residential real estate from paying a lot of money to real estate agents and fixes everything.

This NAR lawsuit has pretty much been the number one item of discussion that has come up since the news dropped. I've seen very little mainstream news coverage that has even slightly gotten the information correct, and the general picture that has been painted is 1)real estate agents have made too much money for doing too little, 2)finally sellers will now be treated fairly and won't have to pay both sides of the transaction's compensation for representation of the principals, 3)buyer's will benefit, 4)home prices will come down -- which is silly. I get it... there are a LOT of people who think that the job of a real estate agent is unnecessary, that we make too much, and that everything would be better if we were not involved. But there are a lot of people who who believe a lot of things in this world that don't turn out to be accurate and this is one of those things. I've been helping people to buy and sell residential real estate for a long time and the challenges of doing so have remained filled with frictions that don't easily address themselves without the seasoned professional "intermediary" that helps the transaction conclude smoothly and ideally without lawsuits. There may come a time where those frictions can be dealt with using AI and Web3, but as of 2024... professionals in the real estate industry still have relevance. I was out in Oakland last week for a friend's funeral at the Greek Orthodox Church, and posted a beautiful shot of Oakland's skyline from the hill, but I was a little disappointed with the comments being focused on the negative sentiment around Oakland... I get it... our economy on the whole in the US has been going through rough times, and our local bay area cities feel it especially due to our high cost of living, and Oakland has definitely not escaped the effects. On that note, there are still close to 430K+ people that live in Oakland and it is a very dynamic city beyond the urban challenges that one might encounter in parts of the city. I was on a walk with my daughter's Girl Scout troop over the weekend to look for the lady bugs in Redwood Regional Park, and I recommend anyone who is just focused on the negative aspects of any of our bay area cities to consider that there are always positive elements that hopefully balance things out, at least in part. Go see some lady bugs while they are there. Pretty freakin' neat!
