Three Ways to Buy Your Next Home When You Need to Sell

1. Make your offer contingent on selling your current home
You can make an offer on your next home with a home-sale contingency, meaning your purchase is dependent on successfully selling your current property.

2. Buy first and sell afterward
If you qualify financially, you can purchase and finance your next home before selling, temporarily carrying two mortgages. Once your current home sells, you can use the proceeds however makes the most sense for your situation.

3. Use a bridge loan or similar lending program
A lender may offer a bridge loan or other buy-before-you-sell product that allows you to access equity from your current home to help fund the purchase of your next one. This can give you more flexibility when making an offer and then selling your existing home afterward.

There isn’t one right way to sell and buy at the same time—the best strategy depends on your finances, equity, timeline, and the properties involved.

Real estate is rarely as simple as the headline makes it sound.

There are a lot of moving pieces behind every transaction — timing, financing, negotiations, contingencies, and ultimately making sure the deal actually gets to the closing table.

Diamonds. Death. Divorce. Diplomas. Diapers.

The “5 D’s” of real estate are a reminder that life doesn’t stop moving—and neither does the housing market.

People get married. Families grow. Kids graduate. Relationships change. Loved ones pass away. Careers and priorities shift. And through every market cycle, those life events continue creating reasons for people to buy and sell.

Here in New England, we’re also fortunate to have a fundamentally strong housing market. Limited inventory, established communities, strong employment centers, and consistent demand continue to support real estate throughout Greater Boston and the North Shore.

Interest rates change. Headlines change. Markets fluctuate.

But life keeps happening—and real estate keeps moving with it.
