Visalia is considering a Prohousing Designation — what could it mean for our community?
I’ve been spending some time reviewing the City of Visalia’s proposed Prohousing Designation application and learning more about what it could mean for housing and our community.
As someone who works in real estate, housing policy naturally catches my attention. I’m not taking a position for or against the proposal. My goal is simply to better understand it and share some of the potential benefits, along with some questions I think are worth considering.
There appear to be some potential positives — including streamlining certain housing approvals, encouraging additional housing production, and making Visalia more competitive for certain state housing and infrastructure funding.
At the same time, I think there are reasonable questions about increased density, infrastructure needs and costs, neighborhood impacts, and maintaining meaningful opportunities for public input.
One item that caught my attention while reviewing the draft application is a proposed change that would increase the threshold for ministerial approval of certain multifamily developments from 80 units to 200 units.
Housing is complicated, and I don’t think this necessarily needs to be a “for it or against it” conversation. There can be benefits as well as unintended consequences, and I think it's worthwhile for our community to understand both.
The City is currently accepting public comments, so if you live or work in Visalia, I encourage you to take a few minutes to review the information directly from the City and learn more about what is being proposed.
