Big day for the Jones girls! Evie had first day at preschool and Eliza had her first day of kindergarten at home with Rachel! I’m so proud of these girls and can’t wait to see all of the amazing growth in them as they journey through the school year! It’s such a blessing to be their dad.

NEW NEIGHBORHOOD RECORD!

Proud to officially announce the closing of 2277 Lynx Drive at $1,315,800, the highest-priced home ever sold in Herons Ridge Estates!

What makes this sale even more impressive? At 4,116 square feet, this home is significantly smaller than the other top sales in the neighborhood, which are in the upper 4,000- and 5,000-square-foot range. In fact, you have to go all the way down to a $1,075,000 sale before finding a home comparable in size.

That’s a $240,800 difference.

Results like this don’t happen by accident. My sellers did an incredible job preparing their home for the market, and that preparation, paired with the right pricing, positioning, and marketing strategy, delivered a record-breaking result.

Records are meant to be broken.

When you’re ready to break one in your neighborhood, give me a call.

CLOSED!

Some closings are a little extra special.

I couldn’t be happier for my friends as they get the keys to their own little slice of paradise! From the beautiful home to that incredible backyard and pool, this is the kind of place that was made for family, friends, summer days, cookouts, and a whole lot of memories.

One of the best parts of what I do is getting to watch people I care about start an exciting new chapter, and getting to play a small part in helping them get there makes it even better.

Congratulations, friends! I’m so excited for you and for all the life that’s going to happen here.

Here’s to many years of cannonballs, backyard parties, family dinners, and great memories in your new home.

And just like that…the music stops.

Our little game of Real Estate Musical Chairs is officially complete!

If you’ve been following along:

🏡 Closing #1 was a record-breaking sale, the highest-priced sale ever for that model in the building.

➡️ Those sellers moved into Closing #2.

➡️ The seller of Closing #2 moved into this one.

And with today’s closing, our final seller is saying goodbye to the building and heading off on his next adventure.

Three listings. Three closings. One bayfront building.

What looked like a game of musical chairs on social media involved a whole lot of coordination behind the scenes. Each transaction had its own buyers, sellers, timelines and moving pieces, but they all had to come together to get everyone where they wanted to go.

And that’s one of my favorite parts of this job.

Real estate isn’t always a simple Point A to Point B. Sometimes it’s figuring out Points A, B and C at the same time, and making sure everyone has a chair when the music stops.

I’m incredibly grateful to all three of my sellers for trusting me to help navigate their moves.

Closing #3 of 3. SOLD!

One building. Three new chapters.

I’d say the game of musical chairs worked out pretty well.

Real Estate Musical Chairs: Move #2

Remember yesterday’s record-breaking sale?

Well, my sellers weren’t leaving the building…they were just changing their view.

After selling their condo, they moved right into this one…which just happened to be another one of my listings.

And here’s where things get interesting…

The seller of this condo wasn’t leaving the building either. He had his eye on another unit, which, you guessed it, was also one of my listings. 😂

Three condos. Three closings. One building on the bay. And a whole lot of coordination behind the scenes to make sure all the pieces fell into place.

These are the transactions that remind me how much more there is to real estate than putting a sign in the yard (or, in this case, the condo window). Sometimes it’s about coordinating a lot of moving pieces to help everyone get exactly where they want to go.

Closing #2 of 3 is complete.

Tomorrow, we’ll finish our game of real estate musical chairs and show you where the final move landed.

SOLD! AND A NEW RECORD!

This one deserves a little extra celebration.

Not only did we get this beautiful bayfront condo SOLD, but we officially set a new record for the highest-priced sale of this model ever in the building!

That’s an incredible result for my sellers and one I’m especially proud to have helped them achieve.

But the sale price is only half the story here…

Because while my sellers handed over the keys to this condo, they weren’t quite ready to leave the building. In fact, they already had their eyes on another unit just a few doors away.

And that seller? Well…she had somewhere else in the building she wanted to go, too.

Somehow I found myself in the middle of what can only be described as a game of bayfront real estate musical chairs.

Three of my listings. Three closings. One building. And a whole lot of moving pieces that had to come together just right.

This was Closing #1 of 3, a record-setting sale and the move that started it all.

Stay tuned for where everybody went next…
