Did you know one of America’s oldest pieces of transportation infrastructure runs right through Chesapeake, Virginia? 🌊

The Dismal Swamp Canal opened to navigation in 1805, 12 years after construction began in 1793, and stretches 22 miles through Virginia and North Carolina. The U.S. Army Corps of Engineers identifies it as the oldest continually operating man-made canal in the United States, and it remains part of the Atlantic Intracoastal Waterway.

More than 200 years later, this quiet, tree-lined waterway is still a remarkable piece of Hampton Roads history hiding in plain sight.

Buying near the water in Virginia Beach or Hampton Roads? 🌊 Your flood zone is only part of the picture.

Before making an offer, research available flood history, get a property-specific insurance quote, and look at elevation and drainage conditions so you can better understand potential flood risk.

Every property is different—verify current flood and insurance information with the appropriate sources and professionals.

Welcome to the first post in our "Would You Live Here?" series!

This week we're exploring Great Neck, one of Virginia Beach's most established and desirable communities. Known for beautiful homes, mature trees, access to the Chesapeake Bay, and a convenient location, it's easy to see why so many people love calling this area home.

Here's what you'll discover:

Hampton Roads Myth vs. Reality

Real estate advice gets passed around all the time, but not all of it is true.

From down payments to neighborhood prices and "perfect timing," these are some of the biggest misconceptions I hear from buyers.

The truth? Every buyer's situation is different, and understanding the facts can help you make a more confident decision.

Which myth surprised you the most?

Hampton Roads Market Update | July 2026

Summer is one of the busiest times of year in our local real estate market, and we're continuing to see steady activity across Hampton Roads.

Here's a quick snapshot compared to this time last year:
💰 Median Sold Price: $375,000 (+5.33%)
📈 Median List Price: $379,950 (+5.54%)
⏳ Median Days on Market: 18 days
📦 Inventory: Approximately 3 months

So what does that mean?

While homes are taking just a little longer to sell than they were earlier this year, the market remains healthy. Buyers have more options to choose from, giving them a bit more time to make decisions, while well-priced homes continue to attract strong interest.

The biggest takeaway? Preparation and pricing are still the keys to a successful sale.

Whether you're thinking about buying, selling, or just curious about what's happening in your neighborhood, I'd be happy to share what these numbers mean for your specific area.

Send me a message and let's chat.

757 Secret: Virginia Beach Just Hit a Historic Milestone

Did you know the total taxable property value across Virginia Beach has reached an incredible $92.3 BILLION?

That number is impressive, but here's what makes it even more meaningful.

While new developments and commercial projects often make the news, the real strength of our local market comes from something much closer to home: our established neighborhoods and single-family homes.

Everyday homeowners have helped build one of the strongest coastal housing markets in the country, creating long-term stability and equity that benefits our entire community.

Whether you've owned your home for years or you're thinking about buying your first home, this milestone reflects the lasting value of planting roots in Virginia Beach.

A home here isn't just where life happens, it's also one of the biggest investments many families will ever make.

If you've lived in Hampton Roads for a while, you know there are a few things that just make sense to locals.

- Checking bridge-tunnel traffic before heading anywhere.

- Knowing that flood zones can make a big difference when buying a home.

- Watching the market pick up during military PCS season.

- And understanding that beach parking is practically a competitive sport.

These are the little things that make living here unique, and they also contribute to what makes buying or selling a home in Hampton Roads different from almost anywhere else.

Whether you've been here your whole life or you're new to the area, local knowledge goes a long way.

Your turn!

What's something that only Hampton Roads locals would understand?
