In March, the Hampton Roads real estate market saw the highest inventory levels for that month in more than five years, setting the stage for a strong spring buying season. According to the Real Estate Information Network (REIN), there were 4,541 active listings, a 22% increase from March 2021 and a 27% jump from March 2024. This number was also up from 4,340 in February. Pending sales reached 2,333, rising from 1,875 in February and showing a 5.14% increase compared to March 2024. Settled sales came in at 1,992, up from 1,551 the month before but slightly down 3.16% from March 2024. The median sale price climbed to $347,500, up from $345,000 in February and 4.67% higher than a year ago. The Month’s Supply of Inventory (MSI) rose to 2.23, compared to 2.12 in February and 1.75 in March 2024, indicating a gradual shift in market balance. Homes spent a median of 22 days on the market, down from 28 in February but slightly up from 18 days a year ago. New construction sales through the MLS totaled 221, up from 168 in February but down from 246 in March 2024.
