You don't have to own a boat to spend a Saturday on the water in Fort Lauderdale.

Two ways in, neither of which requires a slip:

🛟 LauderGO! Water Trolley — free. Daily, 10 a.m. to 10 p.m., running the New River with stops at Esplanade Park, Tarpon River, Smoker Park and Riverwalk Laura Ward Park. Two stops (Huizenga Plaza/Bubier Park and Riverfront Plaza) are closed for construction at the moment, and the whole service pauses Oct 28 through Nov 1 for the Fort Lauderdale International Boat Show.

⛵ Fort Lauderdale Water Taxi — seven days a week, 10 a.m. to 10 p.m., boats every 30 to 45 minutes across 30-plus stops on the Intracoastal and the New River. An all-route adult day pass is listed at $38; after 5 p.m. there's a $25 evening pass. Full routes and stops at watertaxi.com.

Would rather hold a rod than a railing? Anglin's Fishing Pier in Lauderdale-by-the-Sea has a bait shop on the pier itself — worth a call for current hours before you drive down.

Your listing's price is decided in the first 14 days. Not by you — by the market.

Here's what happens. A home hits the market and every buyer actively looking in that price band sees it in the first week or two. That's your real audience, and it's the biggest audience that listing will ever have. If the home is priced right, you get showings and offers out of that group. If it's priced above them, they look, they pass, and they rarely come back when you reduce two months later.

After that window you're only reaching buyers as they newly enter the market. That's a trickle, not a wave.

This matters more right now, not less. Florida Realtors' August data has statewide single-family sales down about 1.5% year over year with inventory down double digits — fewer buyers shopping, so wasting your best two weeks is expensive.

What actually moves the needle before day one: the price, the photography, and anything a buyer would flag on an inspection. Get those three right and the first 14 days do the work for you.

Here's the thing most people get wrong about a "slowing" market.

Florida Realtors' latest statewide numbers — August data, released September 17 — show single-family closed sales down about 1.5% from a year ago. Sounds like softening. But the statewide median single-family price still came in at $415,000, up just over 1% year over year, and inventory fell by double digits.

Chief Economist Dr. Brad O'Connor put it plainly: "Despite the mild slowdown in sales activity, tightening inventory is keeping home prices largely intact."

Fewer sales plus less supply does not equal falling prices. With rates running between 6% and 7%, some buyers stepped back — and because fewer homes came to market at the same time, the ones that did held their value.

What that means on the ground: sellers still have pricing power if the home is prepared and priced right. Buyers have less competition than they did a year ago, but not more to choose from.

🦀 Rustic Inn Crabhouse — 4331 Anglers Ave. Garlic crabs, a wooden mallet, paper on the table, and the sour cream dill sauce they're known for. Open 11:30am–10pm Monday through Saturday, noon–9pm Sunday.

🌊 Casablanca Cafe — 3049 Alhambra St, right on A1A in a 1927 beachfront building. Live piano Tuesday through Sunday and the ocean straight ahead of the patio. Open 11am–10pm Mon–Thu, 8:30am–11pm Fri–Sat, 8:30am–10pm Sunday.

Saturday in Jacksonville: the contemporary art museum downtown is free today.

The Museum of Contemporary Art Jacksonville — MOCA, at 333 North Laura Street, operated by the University of North Florida — doesn't charge admission on Saturdays. VyStar Free Saturdays, 11am to 5pm, no ticket for anyone.

Three shows are hanging right now. "Cara Romero: Panûpünüwügai" opened October 1 and runs into March. "MJ Torrecampo: Cut the Fruit" is up through the end of February. And "The American Century," drawn from MOCA's own permanent collection, stays on view until March 2027. So it isn't a twenty-minute walkthrough — there's a real afternoon in it.

A few things worth knowing before you go:

· Regular hours are Tuesday through Sunday, 11am–5pm. Closed Mondays.
· On days that aren't Saturday, admission is $10 for adults and $6 for seniors, military and ages 6–17, with under-5 free — and the first floor is free to the public every day.
· The museum is also free on the first and third Wednesday evenings. This month that's October 7 and October 21.
· Park in the Duval Street garage (closed Sundays), or at a street meter — downtown meters are free all weekend.

Our team covers Northeast Florida alongside the Treasure Coast, and this is the question that comes up once the house conversation is finished: what is there actually to do on a Saturday. Downtown Jacksonville has a decent answer.
