A few months ago, Florida quietly rolled out a new business structure that is worth knowing about if you own more than one venture.

Effective July 1, 2026, Florida started allowing what's called a Protected Series LLC.

Here is the easiest way to think about it.

Picture one main LLC as the "parent." Inside that parent, you can create separate divisions, called series, for each property or venture you own. Each series can have its own assets, its own risks, and its own protection.

If something goes wrong in one series, like a lawsuit tied to one rental property, it generally cannot reach the assets in your other series or the parent LLC. Each one stands on its own.

For real estate investors and business owners juggling more than one venture, this can mean fewer separate LLCs to file and maintain, while keeping that same wall of protection between them.

Here is the part that matters most, and it is easy to miss with a law this new. This protection is not automatic. Florida law requires strict record keeping for each series. If the finances get mixed together or the paperwork is not kept separate, a court can disregard the protection entirely.

Now that this law has had a little time to settle in, it is a good moment to sit down with an attorney and see if restructuring around it actually makes sense for your business.
