Multiple offer scenarios can be hair-raising but we were not going to miss out on this hidden gem in East Vancouver! Here is the one update I suggest before almost every listing....fresh paint. Not a full renovation. Not a complicated project. Just clean, neutral walls that make the home feel lighter, brighter, and easier for buyers to imagine themselves in. It is one of the simplest changes that can completely shift how a home feels the moment someone walks in, especially during spring showings when natural light does most of the work. Sometimes the updates that create the biggest impact are also the simplest ones. 🏑

Let's talk list price from a buyer's point of view. The final price depends on demand, timing, condition, and buyer competition - not just the number on the listing.

Depending on the market, homes may sell:

● Above list price due to strong competition
● At list price with balanced demand
● Below list price if conditions or timing require adjustments

We are currently in the strongest buyer's market we have seen in quite awhile with sellers outnumbering buyers by the largest margin in over a decade. While many homes that are priced appropriately and marketed well still sell quickly, in some areas there is a larger inventory of properties still sitting since last Fall or even last Summer.

So what does this mean for you if you are looking to buy? Buyers have a great opportunity to find well-priced homes and motivated sellers willing to help with seller concessions such as rate buy downs, closing cost assistance, or repair/renovation credits. While interest rates have softened since this time last year, each time there is a reduction the buyer pool and your competition increases. While we are hanging out around the 6% mark (the lowest in three years) it's a good time to take advantage of the excess inventory and find that right home with potentially less cash out of pocket, lower list prices, and fewer buyers to compete against.

The Freddie Mac 30-year fixed rate is near its 2025 low, edging up just 1 basis point to 6.16%β€”the lowest first-week level since 2022.

Freddie Mac says rates are holding close to 6%, helping boost buyer demand, with purchase applications up more than 20% year over year.

Realtor.com Chief Economist Danielle Hale says lower rates are giving buyers, especially first-time buyers, more reason for optimism, even as conditions vary by market and some cities offer better opportunities than others.

Lighting is everything! πŸ‘

Did you know that the Downtown Camas Association is working on a 2-year Lighting Transformation Project to light 20+ downtown buildings for increased safety, circulation and economic vitality? We are about half way through and have added lights to 12 buildings (and a few murals!) and what a difference it makes!

Customers and employees have shared with us how much safer they feel walking through downtown with the new lighting, especially on side streets. Next time you're in downtown in the evening, enjoy the enhanced lighting!

A new home for Christmas! I absolutely love my clients and getting the chance to represent this buyer (6th time working with this family in 14 years!) on the purchase of this beautiful new build up in Battle Ground was a dream.
