Avg Market Time: 76 days (down from 94)

What this means:

Sellers: The window is opening. More buyers are stepping in—but competition is rising with inventory. Pricing right still wins.
Buyers: More options than earlier this year, but momentum is building. The good homes won’t sit long.

We’re moving into a more active season—strategy matters more than timing.

What that means:

• Homes are taking longer (63 days average)
• Buyers have more choices
• Overpricing gets exposed quickly
• Well-prepared homes still move

Median price is around $550K, with an average sale price of $631K.
