🏡 SOLD 🔑 Some deals you earn twice, once finding the home, and once fighting to keep it.

This sweet family of FOUR just got their keys, and what a roller coaster it was to get here. 🥳

I’ve worked with the Donaldsons off and on for a few years, but these past few months they got serious about putting down local roots. We toured a lot of homes, wrote several offers, landed in multiple-offer situations, even lowballed one (got total silence back 🤪🤣)… and somewhere in the mix saw this cute remodeled home. The price wasn’t right yet, so we watched it drop. Twice. On a whim we went back for one more look, and this time we could see the vision. Wrote the offer. Accepted. ✅

Then the real work started: great price and terms, a seller credit, a new roof + major repairs negotiated after inspections, and an appraisal that came in WAY over what they paid (huge win 🙌). We checked box after box… until the end got rocky, yikes. We’re talking missed repairs, missed lender paperwork 😵‍💫, one delay after another. That’s where a hustling agent earns it. I called in every favor in the book and strong-armed our way into a closing exception to get them keys before the end of the month. 🤪😘

Worth every bit of it.

POV: you wanted to move back home but stay on budget, so we did just that all while beating out multiple offers, got a seller credit and closed in 16 days 🤍🏡

A few weeks ago, Baylee reached out about moving back to the area, but making sure we stayed within a comfortable budget since she already owned a home she planned to keep as a rental. We got her pre-approved, started touring homes, and the second she walked into this one… we knew.

There were already two offers on the table, but instead of stretching her budget, we focused on writing the cleanest offer possible with strong terms and a quick close. Offer accepted ✔️

Then after inspections, I was able to negotiate a solid seller credit for her AND we got her keys in just 16 days instead of 21 👏🏼

Now this girl owns TWO homes before 30 years old and I could not be more proud of her 🥹

Real talk: I’ve been busy. The kind of busy that fills you up instead of draining you.
Buyers holding out for the right home (as they should). Sellers stepping into their next chapter. Some multiple offer wins, some losses. A $7,000 credit here, a $17,000 credit there, a full roof replacement negotiated in between.
One escrow closing tomorrow. Another opened tonight.
And in the thick of all of it, a 7-month-old, a 6-year-old, and full-time mom life running right alongside the real estate. Some days it’s a lot. Most days it’s everything I’ve ever wanted.
I don’t take a single piece of this for granted. 🤍

Somewhere between the second kid and the third hobby, the walls started feeling closer.
That’s not you being ungrateful for the home that got you here. That’s you outgrowing it, and both things can be true.
The starter home did its job. It’s okay to want the next one.

People assume realtors with little ones are constantly scrambling. And sometimes? We are. But mostly, being a mom of two has made me better at this job, not worse.
Because now I really get it.
She was born in September. We went into contract on our new home in November when she was just two months old. We closed and moved in January. With a newborn, a school-age daughter, and the holidays in between. So when I tell you I understand the choreography of selling + buying with a baby on your hip and a school schedule on the fridge? I’m not speaking from theory. I just lived it.
I get why the family with the school-age kid and the new baby is suddenly looking at their starter home like the walls are closing in. I get why the question “do we move now or wait until she starts kindergarten” keeps you up. I get why the kitchen island matters in a way it didn’t matter five years ago.
You don’t need a realtor who’s just running comps. You need someone who’s been in your shoes recently enough to remember what it actually feels like.

🍾I couldn’t be more excited for these two ❤️ They were referred to me because they were interested in a listing I had, that one didn’t work out but they decided they still wanted to keep looking and work with me 🥰 (knowing I’m very pregnant🤰🏼 😄) Over the past couple of months we looked at a few homes that checked some boxes but not all, one we almost wrote an offer on but it just wasn’t quite *right*- I tell all my clients that everything happens for a reason. Sure enough that was proven true with this one, a home in the area they wanted, had been fully taken down to the studs and EVERYTHING replaced, it was a brand new home - and we got it for a great price! Although questionable if I’d make it to the end to be able to give them keys, I was able to do that 1 day past my due date 😆
Congratulations Jake & Tayler! I couldn’t be more excited for the two of you in this next chapter of life! 🏡❤️
