Rates averaged 9.05% in 1975, 13.74% in 1980, and 8.05% in 2000. People bought homes in every one of those years. The 3% window was short, and the buyers who ran their real numbers moved when it fit their plan.

Message me before you make an offer on rural property.

Before you fall in love with the land, ask about the well. Know what it produces before you sign: gallons per minute, recovery time, water quality, and the age of the pump all affect how livable (and how valuable) that property really is.

A dry summer is a bad time to find out your well can’t keep up. A flow test and water quality report take the guesswork out.

787 homes for sale, 12% fewer than last August
Pending sales up 14.8%
Homes closed at about 96% of original list price
48 days on market and 2.7 months of supply

Five things nobody tells you before you move to Solano County.

1. The wind has a personality.
Fairfield and Suisun afternoons will steal your patio umbrella, flip your trash cans on pickup day, and slam your car door on your shin.
Great: That same Delta breeze is free AC on a 100° evening.

2. Cordelia Junction controls your life.
“It’s only an hour to the city” is true at 5am on a Tuesday. Friday afternoon, with everyone heading to Tahoe, Cordelia decides whether you make dinner.
Great: You’re an hour and change from SF, Sac, Napa, and the snow.

3. Microclimates are wild.
Benicia and Vallejo are 74° and Vacaville is 106° on the same day, 20 minutes apart. You’ll pack a sweater and still sweat.
Great: You pick your weather by picking your town.

4. Travis jets will rattle your windows.
C-17s and KC-46s fly low enough that you stop mid-sentence. Guests think something exploded.
