Newly built homes now cost less than existing ones in about 1 in 3 major markets. How much less, exactly? Nationally, a newly built home typically sells for about $35,000 less. So, brand-new could be more budget-friendly than you think. Want to see how newly built and existing homes compare where you’re looking? Let’s tour one of each.

Want a More Affordable Home? Don’t Overlook Condos.

The first home you buy doesn't have to be a single-family house. If affordability has been holding you back, let's expand your search and see whether a condo could fit the price point you're looking for.

When you picture buying your first home, chances are you’re imagining a traditional single-family house with its own yard, maybe a garage, and little extra room to grow. But with affordability still tight, getting everything on that list right away may come with a higher price tag than you’re co...

🎓 PROBATE REAL ESTATE CLASSROOM | LESSON 10

💰 What Happens to the Mortgage?

"Does the mortgage go away when someone dies?"

It does not.

A mortgage is a debt secured by the property. When the owner passes, the loan doesn't disappear — it typically becomes an obligation of the estate.

That means payments may still be due, the lender should be notified, and missed payments can affect both the property and the estate.

A reverse mortgage has its own specific timeline and requirements — and that conversation needs to happen early.

From the real estate side, here's what I want to know before we discuss listing:

✅ Is there a mortgage — and is it current?
✅ Is there a reverse mortgage?
✅ Are there other liens on the property?
✅ Who has authority to communicate with the lender?

This isn't just about what the estate owes. It affects timing, strategy, and what needs to be in place before a successful closing.

🏡 What Can Delay an Estate Sale?

The family is ready to sell. You've started thinking about the asking price. Maybe you've even spoken with a REALTOR®.

So, what's holding things up? 🤔

Selling an inherited property isn't always as simple as finding a buyer. Here are 7 common roadblocks that can delay the process:

⚖️ 1️⃣ PROBATE REQUIREMENTS — Has someone been legally authorized to sell? Are there court requirements to address?

👨‍👩‍👧‍👦 2️⃣ FAMILY DISAGREEMENTS — Multiple heirs, different opinions, and unresolved decisions can complicate a sale.

📄 3️⃣ TITLE ISSUES — Unclear ownership, missing documents, or other title problems may prevent closing.

💰 4️⃣ MORTGAGES & LIENS — Reverse mortgages, unpaid taxes, liens, and creditor claims can affect the transaction.

🔨 5️⃣ PROPERTY CONDITION — Repairs, inspections, or insurance concerns may slow things down.

📋 6️⃣ MISSING DOCUMENTS — You may need deeds, Letters of Administration, payoff statements, and other paperwork.

🗺️ 7️⃣ DIFFERENT STATE REQUIREMENTS — Maryland, DC, and Virginia have different probate rules. One process does NOT fit all!

💡 THE TAKEAWAY?

PLAN AHEAD. ASK QUESTIONS. ASSEMBLE THE RIGHT TEAM.

A probate-knowledgeable REALTOR® can help identify property-related concerns early, coordinate with the right professionals, and develop a realistic selling plan.

🎯 The goal isn't just to list the house. It's to help you get it to closing successfully!

🎓 PROBATE REAL ESTATE CLASSROOM | LESSON 8

WHAT DOES A PROBATE-READY REALTOR® DO?

What should a probate-ready real estate professional actually do?

🚫 Not practice law.
🚫 Not tell the family how an estate should be distributed.
🚫 And definitely not promise that every estate transaction works the same way.

➡️ The real estate role is to help the authorized decision-maker understand the property side of the process.

➡️ That can include assessing market position and condition, developing a preparation strategy, identifying occupancy or maintenance issues, coordinating appropriate vendors, communicating with the title/settlement team, marketing the property, negotiating offers, and helping move the transaction toward closing.

And when does an issue belong with an attorney, Register of Wills, court, CPA, lender, or title professional?

➡️ Know when to bring that professional into the conversation.

Good probate real estate work is coordinated work.

Hoping mortgage rates will come down soon? The latest inflation report just made that outlook a little more complicated.

Inflation climbed to 3.7% in September, higher than economists expected. And while rising gas prices were a big driver, costs increased across several other categories too.

Why does that matter for housing? Because stubborn inflation makes it harder for the Fed to justify lowering their Federal Funds Rate. It could even increase the chances of another hike.

Now, the Fed doesn't directly control mortgage rates. But inflation and Fed expectations influence them, which means there's no guarantee mortgage rates will move lower anytime soon.

If you're planning to buy or sell, don't let a hoped-for rate drop be the only thing driving your timeline.

Let's look at what today's market means for your move and build a plan around the numbers you can actually work with.

Same time of year. 2 very different stories. And mortgage rates are a big reason why.

Last fall, mortgage rates came down and the number of homes for sale barely budged. This fall, rates have climbed above 7%. Some buyers have pulled back, homes are taking longer to sell, and instead of coming off the market, more listings are sticking around.

Since August, the number of homes for sale has grown by about 25,000. So, what does that mean for you?

Buying? You’ve got more homes to choose from and potentially more room to negotiate on price, repairs, or closing costs.
Selling? Buyers have more options, so you’ve got to give them a reason to choose your house. That means getting the price right from day one and making sure your house stands out from the competition.

Want to know what this shift looks like where you live? Drop a comment or send me a DM, and let’s look at the local numbers together.

Homes Are Still Selling – Even in a Slower Market

If you need or want to move, let's talk about what it'll take to make sure yours is one of them.

If you’ve seen headlines saying home sales are slowing down, you may be wondering: is this really a good time to sell?
