Every 1% increase in mortgage rates has a real impact on what you can afford. 💰

It's not just another headline. It can change your monthly payment by hundreds of dollars.

Here's what financing a $400,000 home looks like (principal & interest only, before taxes and insurance):

📉 6.5%: about $2,530/month
📉 7.5%: about $2,800/month
📉 8.5%: about $3,080/month

That's over $500 more every month if rates move from 6.5% to 8.5%.

This is why understanding interest rates matters before you start shopping. The right strategy can help you know what price range fits your budget and when it makes sense to lock in a rate.

Not every home in the High Desert is connected to the city sewer system. In areas like Hesperia, Oak Hills, Apple Valley, and parts of Victorville and Adelanto, many properties rely on a septic tank.

That's why one of the most important steps during escrow is having the septic system inspected and certified.

Don't Make This Costly Mistake Before Closing on Your New Home

Buying a home is exciting. After weeks of searching, negotiating, inspections, and paperwork, it's natural to start thinking about furnishing your new place or even upgrading your car.

But this is exactly when you need to be patient.

Many buyers don't realize that their mortgage approval isn't truly final until the loan closes. Even after receiving initial approval, your lender may verify your financial situation one last time before funding the loan.

That means opening a new credit card, financing furniture, leasing a vehicle, or making any large purchase could change your debt-to-income ratio or your credit profile. In some cases, those changes are enough to delay—or even jeopardize—your loan approval.

Here are a few things you should avoid until you've received the keys to your new home:

✅ Financing furniture or appliances.
✅ Buying or leasing a new vehicle.
✅ Opening new credit cards or personal loans.
✅ Making unusually large purchases with your existing credit.
✅ Moving money between accounts without talking to your lender.

The best gift you can give yourself during the home-buying process is patience.

Once the transaction has officially closed and you've received the keys, that's the perfect time to celebrate, shop for your new home appliances, and make those exciting purchases.

Buying a home is one of the biggest financial decisions you'll ever make. A few weeks of waiting can help ensure everything goes smoothly.

If you're planning to buy a home and have questions about what you should—or shouldn't—do before closing, I'm always happy to help.

Pre-Qualified vs. Pre-Approved: Why It Matters More Than You Think

Many buyers assume these terms mean the same thing. They don't—and knowing the difference can give you a real advantage when it's time to make an offer.

✅ Pre-Qualification is simply an estimate based on the information you provide. It's quick, doesn't require document verification, and gives you a general idea of what you might be able to afford.

✅ Pre-Approval goes much further. Your lender reviews your income, credit, assets, and debts to verify your financial picture. It shows sellers you're a serious, qualified buyer who is ready to move forward.

In today's competitive market, a pre-approval can make your offer stand out and help you avoid losing the home you want.

Before you start touring homes, take the time to get pre-approved. You'll know your budget, shop with confidence, and be ready to act when the right home comes along.

Thinking about buying your first home—or getting back into the market? Leave your questions in the comments or send me a message. I'd be happy to help guide you through the process.

Buying a Home?
Don't Focus Only on the Price.

Most people think negotiating is all about getting a lower price. In reality, the best deals are made through the terms of the contract.

Here are a few things that can be negotiated:

✅ Purchase price
✅ Seller credits toward closing costs
✅ Interest rate buydowns
✅ Repairs or repair credits after the inspection
✅ Closing date and move-in timing
✅ Appliances or other items that stay with the home

A strong offer isn't always the highest offer. Sometimes, the right combination of price, terms, and timing is what wins.

As a real estate broker, my job is to help buyers understand their options and negotiate the best overall deal—not just the lowest price.

If you're thinking about buying a home in Southern California, let's talk before you submit an offer. A little strategy can save you thousands.

Not all comparable sales carry the same weight.

One of the questions I hear from buyers and sellers is:

"If you use several comparable sales, shouldn't they all be worth the same?"

The answer is no.

Comparable sales aren't just numbers that you average together. They're pieces of market evidence.

When I prepare a pricing strategy for a listing or help a buyer decide what to offer, I look for the comparable sales that best reflect what today's buyers would actually compare to the property.

I consider questions like:

✅ Which home is the most similar in location, size, condition, and features?
✅ Which comparable requires the fewest adjustments?
✅ Which sale best reflects today's market—not last year's?
✅ Which property would a typical buyer most likely choose as an alternative?

This helps create a realistic range of value before an appraisal is even ordered.

The appraiser takes the process even further. They have additional tools, standardized valuation methods, and professional guidelines to determine where adjustments should be made and how much they should add or subtract for differences between properties.

My job isn't to replace the appraiser—it's to help my clients understand the market and make informed pricing and negotiation decisions based on the strongest available comparable sales.

That's why choosing the right comparables is far more important than simply choosing more comparables.
