Here's what I'm seeing in the real estate market right now:

Most sellers think pricing a home slightly high “leaves room to negotiate.”

In reality, overpriced homes usually create the opposite effect:
less urgency, fewer showings, weaker offers, and longer days on market.

The first 7–10 days matter more than most people realize because that’s when buyer attention is highest.

A strong pricing strategy isn’t about chasing the highest number possible.

It’s about creating leverage while buyer interest is strongest.

The sellers who understand this early usually walk away with better outcomes in the long run.
