House hunting in East Texas?

It’s easy to fall in love with granite countertops or an open floorplan or a big backyard. But there is more to house hunting than that.

First, remember your list of must-haves and nice-to-haves. This will help you automatically filter out the majority of homes that will not fit your needs or lifestyle. Second, ask your Realtor to search for homes on the MLS that fit your criteria.

Third, go to some open houses and plan some private showings with your Realtor. When you visit these homes, be sure to make notes and take photos of EVERYTHING. By the third or fourth home, you may not remember which home had the walk-in pantry or which home had the large utility closet. It’s also important to note which home has the dated appliances, aging roof, broken gutters, new water heater, or welcoming neighborhood.

After you have toured several homes, you can use your notes and photos to make a detailed side-by-side comparison of the homes you are considering putting in an offer. But always refer back to your must-have and nice-to-have lists because the minutia can get overwhelming. And remember: no home is perfect, and there will always be things you want to change or need to fix—especially in older homes.

When you are ready to make an offer, tell your Realtor to help you come up with a strategy to land the home of your dreams!

A balanced market in East Texas means buyers have a real edge when relocating or moving--but that doesn't mean that sellers are out of options. Smart pricing and presentation wins for sellers who are willing to put in the work ahead of time.

Instead of the rush and uncertainty found in bigger Texas cities, buyers entering the East Texas market get the breathing room to compare neighborhoods, consider lifestyle needs, and explore a wider selection of homes. The steady pace allows for thoughtful decisions, there’s less pressure to waive important steps like inspections or to compete with aggressive, last-minute bids. Those moving in from out of town find they can negotiate with confidence, knowing they don’t have to settle just to secure any property.

This balance also means better opportunities to coordinate selling and buying at the same time, with homes still moving steadily but not at a breakneck speed. A stable market allows for more flexible offers, think contingencies or negotiated terms, so buyers can time their move to suit their real-life needs, not just what the market demands. That’s especially valuable for anyone juggling a relocation, remote viewings, or selling in another city.

Who you work with in real estate truly matters. Let me share a few real stories from my career that illustrate why.

Recently, I reviewed a contract where the earnest money and option fees had been switched. If the buyer had terminated, my seller would have received 1% of the sales price — great for my seller, but a costly mistake for the buyer. I caught it before it became a problem.

I've had a buyer's agent send me a termination form on a contract that was never even executed. They could have simply withdrawn the offer. Instead, they sent the wrong form entirely.

I've seen a buyer try to offer $30,000 below asking on a home that was priced perfectly within the comps. That strategy didn't work — because market knowledge matters, and the market doesn't reward offers that ignore it.

And I recently helped someone who had a duplex on the MLS that had been listed as a single-family home. They were facing foreclosure. They came to me, desperately needing help. Because of that one error, it had sat largely unnoticed for almost a year. One small detail. Nearly a year of lost opportunity for that seller.

We are all human. But experience builds instincts. It builds the ability to catch what others miss, read contracts carefully, price homes accurately, and fight for your bottom line at every step of the process.

Real estate is not just opening doors and putting signs in yards.
Strategy matters. Details matter. Contracts matter. Market knowledge matters.
