| Integra Realty A native on Sampson County, I was born and raised in Dunn, NC and graduated from Midway High School. I later pursued a degree in Business Administration with a concentration in Marketing and Management from Campbell University. 🏡 SOLD! And this one comes with a little market reality check…

These buyers first walked through this home the first week of JULY.

They didn’t make an offer until the END OF AUGUST.

Read that again. 👀

Almost two months from the first showing to the offer.

With more homes to choose from and higher interest rates, buyers are taking their time. They’re looking, comparing, thinking it over, watching the market…and sometimes circling back weeks later to the house they couldn’t stop thinking about.

Is every home taking this long? No. But we’re seeing this kind of buyer behavior more and more, and I think sellers need to know that going in.

A showing that doesn’t turn into an offer tomorrow doesn’t necessarily mean that buyer is gone.

A few quiet weeks don’t necessarily mean your home won’t sell.

This market requires a little more patience, a good strategy, and sometimes simply giving the right buyer enough time to make their decision.

And TODAY, I get to celebrate because my seller is officially CLOSED! 🎉🔑

The market may be shifting, but homes are still selling. We just have to adjust our expectations and our strategy right along with it.

Before you wait until spring to buy a house in NC… read this. 👀

Yes, rates are higher. 😕
But that’s only one part of the picture.

Inventory is up. Buyers have more homes to choose from. And I’m seeing more negotiations happening — including price adjustments, seller-paid closing costs, concessions, and other terms that can make a deal more favorable for the buyer.

So what does that mean for you?

It means you may have more leverage, more options, and more control than you would in a market where buyers are competing against multiple offers on every house.

Spring may bring more listings… but it can also bring more buyers.

If the right house comes up now, it may be worth looking at what you can negotiate today instead of automatically waiting for a “better” market later.

Higher rates don’t always mean a worse buying opportunity. Sometimes they mean less competition — and more room to negotiate.
