The Real Estate Market Is Changing, But That's Not Necessarily a Bad Thing!

I've been in real estate for nearly 20 years, and if there's one thing I've learned, it's that the market moves in cycles. We've seen markets like this before, and we'll see them again.

Right now, we're seeing more homes sitting on the market, inventory increasing, and fewer buyers jumping in because of higher interest rates. Sellers are having to adjust their expectations, and in some areas, prices are beginning to soften.

But here's what I think people are missing…

This could be one of the better opportunities we've seen in years for first-time homebuyers and real estate investors.

Think about it. A few years ago, buyers were competing against 10 other offers, paying above asking price, waiving inspections, and practically begging sellers to accept their contracts.

Today? Buyers have something they haven't had in a while… NEGOTIATING POWER!

Yes, interest rates are higher than we'd like. But interest rates can change, and refinancing may be an option down the road. The price you negotiate today, however, can make a significant difference in your long-term investment.

And let's talk about rental properties for a minute.

We're seeing a generational shift in housing. Younger adults aren't necessarily buying their first homes at the same ages previous generations did. Many people in their late 20s and 30s are renting longer, living with roommates, or staying with family while they try to get ahead financially.

That means something important for real estate investors: Rental housing continues to play a major role in the future of real estate.

As homeownership becomes harder to afford for some households, well-priced, well-maintained rental properties can present tremendous long-term opportunities for investors.

Now, does that mean every house is a good investment? Absolutely not. You still have to know your numbers, understand your market, and make smart decisions.

But I don't look at today's market and see doom and gloom.

I see a market that's shifting, and with every shift comes opportunity.

Sometimes the best time to make a move isn't when everyone else is buying. It's when everyone else is sitting on the sidelines.

CALIFORNIA FRIENDS — WHAT IF MOVING CHANGED MORE THAN YOUR HOUSE PAYMENT?

Housing prices get most of the attention when people compare California and Oklahoma, but taxes are another part of the equation.

For 2026, Oklahoma’s top marginal individual income-tax rate is 4.5%.

California’s regular state income-tax brackets reach 12.3%, and taxpayers with more than $1 million of taxable income can face an additional 1% state Mental Health Services Tax.

That does not mean everyone moving from California automatically saves 8.8% of their income—your actual tax bill depends on income, deductions, filing status and other factors.

But it does mean that when you're comparing where you want to live, build a business, retire or invest, Oklahoma deserves a serious look.

And taxes are only part of the story.

Some of you may have noticed we’ve been a little quiet lately… and that’s because we’ve been busy bringing another project to life.

We’re excited to finally share Ithaca, our newest furnished rental in Broken Arrow!

This property has been a true labor of love. What started as a standard house has been thoughtfully transformed into something we believe is really special. Crafted as a private retreat designed for traveling professionals, medical staff, relocating families, and anyone looking for a comfortable extended stay.

From the private pool and fully fenced backyard to the dedicated wellness room featuring a sauna, red light therapy, yoga space, and meditation area, every detail was intentionally selected to create a place where guests can truly relax and recharge.

Like every project we take on, this one came with its share of challenges, late nights, unexpected surprises, and plenty of sweat equity. But seeing the finished product reminds us why we love what we do.

We’re incredibly proud of what we’ve built together and grateful for everyone who has supported us along the way.
