What are some things you wish you had known before buying your first home?
Here are 2 more to be mindful of:
***Your home inspection will find problems, don’t freak out.
Why? Because, That’s what home inspectors are there for- to find as many things wrong with the house as possible ( so it seems) As a buyer, this is the information you want. It will either give you negotiating power or give you the reason you were looking for to back out and find another house. No house is perfect though so don’t sweat the small stuff. Cosmetic defects can be changed. Really focus on big ticket items like the roof, heating and cooling system, plumbing, electric and the foundation. Remember, most repairs can be negotiated.
***Don't purchase anything major (or open any new accounts) until after closing. Why? Because your score is checked before mortgage pre-approval and again just before closing. Making a major purchase that could increase your debt-to-income ratio (and consequently lower your credit score) isn't worth potentially losing your financing.
