When you're touring a home, it's easy to get distracted by a beautiful kitchen, gorgeous finishes, or a great backyard.
But there are a few things I always pay attention to that buyers might miss.
1. Water damage and drainage
I look for water stains on ceilings, around windows, and how the yard slopes. Water problems can get expensive quickly, and I want to catch any warning signs early.
2. The age of the big-ticket items
How old is the roof? What about the HVAC and water heater? These are things you'll eventually have to replace, and knowing their age can help you plan ahead.
3. How the home works for everyday life
Is there enough storage? Will your furniture fit? Can you hear road noise from the backyard? Sometimes what looks great in pictures doesn't work as well in person.
I've walked through hundreds of homes, and one thing I've learned is that a pretty house isn't always the right house.
My job isn't just to open doors and show homes. It's to ask questions, point out potential concerns, and help my buyers make smart decisions.
