Sometimes the most interesting market changes happen before the headline numbers move.

🏠 Median New Listing Price: **$399,990**
At first glance, not much changed this week.
But underneath those numbers, market conditions have recently started **tightening again** as the rate of sales improves relative to the number of homes available.
At the same time, the median list price has now held around **$400,000 for three consecutive weeks**, and 42% of listings have reduced their price.
That's an interesting combination.
**For buyers:** There are still opportunities, particularly with homes that have been sitting or needed a price adjustment.
**For sellers:** Limited inventory continues to provide some support—but today's buyers are paying attention to value. Pricing and presentation matter.
So are we suddenly in a booming seller's market? No.
Are we in a collapsing buyer's market? No.
We're in an **active, nuanced market with opportunities on both sides.**
