The advice, though? 100% real. 👇

Do you really need 20% down to buy a home? Nope.
✅ FHA loans start at 3.5% down (580+ credit score)
✅ Some conventional programs go as low as 3%
✅ VA and USDA loans can be 0% down for eligible buyers

The trade-off: putting less than 20% down usually means mortgage insurance, so your monthly payment goes up. Run the numbers both ways before you decide.

Buy when the home, the payment AND your cash reserves work for you. Not when a robot dog tells you to.
