The Tucson housing market for April 2026 shows home sales in line with prior year's sales. Median price flat from April 2025 and the Average price up 0.5% year over year. Inventory remains relatively unchanged from the prior month with 3.45 months' supply. New listings fell 9.0% YoY helping sellers a bit. Buyers continue to hold most of the cards at this time. Homes that are well priced and updated will attract buyers and have more pricing power.

A few more numbers, the ratio of sales price to list price held at 98.01% for April 2026. Active listings at the end of April stood at 4,820, essentially unchanged.

It presents steep cliffs, unique rock formations, and flowing creeks. An amazing variety of geography in one place in northeast Tucson. An earthquake in 1887, dislodged massive boulders and reshaped parts of the canyon. Plant life appeared between 6,000–8,000 years ago. The Hohokam people were the canyon’s earliest known inhabitants.

The outlook for sellers is a slowing market with modest price volatility. Buyers will have more inventory to choose from and greater negotiating power. Homes that are well priced and updated will attract buyers and pricing power.
