As your Realtor, my job is to help you find the right home for YOU! ❤️ But did you know some questions require extra care to ensure we follow Fair Housing laws?

❓ QUESTION 1: “Can you find me a neighborhood where people look like me?”

✅ ANSWER: I can help you find a home based on your budget, location preferences, lifestyle, and desired property features. However, I cannot steer you toward or away from a neighborhood based on race, color, religion, or other protected characteristics.

❓ QUESTION 2: “Can you tell me which neighborhoods have the best schools and are safest?”

✅ ANSWER: Absolutely, I can help you locate reliable, objective information about school performance and crime statistics. I will direct you to trustworthy sources so you can make an informed decision based on your family's needs.

❓ QUESTION 3: “Can you find me a neighborhood where there aren't many families with children?”

✅ ANSWER: I can search for properties that match your preferences, such as a particular home style, price range, or location. However, I cannot select or exclude neighborhoods based on residents' familial status. Fair Housing laws protect families with children, with limited legal exceptions.

✨ THE BOTTOM LINE: Fair Housing doesn't mean you can't ask questions. It means your Realtor must serve you fairly, provide objective information, and help you make your own informed choices.

🏡 WHAT EXACTLY IS A SHORT SALE IN GEORGIA?

A short sale happens when a homeowner owes more on their mortgage than the home is currently worth, and the lender agrees to accept less than the total amount owed.

But here’s something important: a short sale is not the same thing as a foreclosure.

Here’s generally how the process works:

1️⃣ The homeowner decides to sell.
The situation is reviewed to determine whether a short sale may be an option.

2️⃣ The home is listed for sale.
A real estate agent markets the property and works to find a qualified buyer.

3️⃣ An offer is submitted.
Once an offer is received, it is sent to the mortgage lender(s) along with the required short-sale documentation.

4️⃣ The lender reviews the offer.
The lender—not the seller—ultimately decides whether to accept the proposed payoff.

5️⃣ If approved, the sale moves forward.
The buyer completes the normal steps toward closing, subject to the lender's approval and the terms of the transaction.

💡 The biggest thing to understand: A short sale can take longer than a traditional sale because the lender has to review and approve the transaction.

If you're a Georgia homeowner who is concerned about falling behind on your mortgage or believes you may owe more than your home is worth, don't wait until the situation becomes a crisis.
