One of the most memorable closings of my career just took place and it came with a cautionary tale about condo associations, HOA insurance policies, and financing.

One week before closing, our buyer’s loan was suddenly declined. The issue had nothing to do with the buyer’s finances. The HOA had recently switched insurance policies and the new master policy carried a per-unit deductible that exceeded Fannie Mae lending guidelines.

Most condo owners have no idea how serious this can become.

If a condo community no longer qualifies for conventional financing, the buyer pool shrinks immediately. Suddenly, only cash buyers or non-QM loan products become viable options, often with significantly higher interest rates. That can have a major impact on property values almost overnight.

This was a luxury Toll Brothers community with values pushing over $800,000. Had this issue remained unresolved, it could have negatively affected every homeowner in the complex.

The moment we discovered the problem, I immediately contacted the management company, jumped on calls with the insurance agent, and rallied neighbors within the community to do the same. After a lot of pressure, communication, and back-and-forth discussions, the HOA acted quickly and adjusted the policy to become compliant again.

The reason this one mattered so much was because of the people involved. My clients were dealing with serious health challenges and were moving closer to their children. They needed this sale to happen, and every dollar mattered.

Real estate is not always just about buying and selling homes. Sometimes it’s about solving problems that nobody sees coming and protecting people during major life moments.
