Congratulations to my clients on their new condo!

I’m not the biggest fan of technology- sometimes I wish the world was still pen and paper, but it does have its perks.

Within the span of 12 hours, I was able to help my clients get their offer in and accepted.

My buyers and I never met face to face, and they bought sight unseen. We found confidence in technology and the result was a beautiful slice of heaven in Glen Arbor, Michigan.

Moral of the story- let’s slow down with the technology, unless we’re running a deal, then we’ll use all of the technology we can 😉

Weekly market statistics in the Antrim, Benzie, Grand Traverse, Kalkaska, Leelanau and Wexford counties-

In the first week of August, we saw:

🔥 169 New Listings
🔥 115 Closed Sales
🔥 270 Pending

🏡 81 of those sales were Residential, ranging from $41,500 to $1,696,000, median $320,000, mean $400,915
🏞 27 of those sales were Vacant Land, ranging from $6,000 to $829,798, median $65,000, mean $180,464
🏢 7 of those sales were Commercial, ranging from $5,000 to $2,100,000

General Local Market Info:

Interest rates continue to be unstable with wild swings on a daily basis. Lenders are seeing more ARM mortgages as a result of this.

The overall inventory continues to be historically low, with approximately 640 active residential listings (in this six-county region), compared to the approximate 2,500 at this time in 2017.

The off-water home inventory has reached a 3-month supply, meaning it is slowly entering the stable category.

The on-water inventory is approaching a 6-month supply, and if continued at this rate, we can expect an oversupply by the end of the year. This is good for buyers, not so good for sellers.

As the economy continues to do backflips and cartwheels, the desirability of our area provides us with a bit of insulation. As long as the visitors visit, we should stay afloat.
