Congrats to Kara’s client who closed on this beautiful vacant parcel in the Village of Northport. This parcel ended up being quite complicated once we started pulling environmental records during our inspection period. Perc tests, EGLE permits, floodplains, engineer recommendations, and more. We negotiated terms and the client is excited to build a new home within the village and right across from the local park!

Aspire North (Local Realtor Association) has released their November statistics. We like to follow the trends closely, as the data can tell a story, especially when compared over time. Some have said that the market has “slowed down”. In a way, they are correct. The average time properties have spent on the market has increased. (By 25% compared to 2021). Supply has also decreased. (By almost 50% compared to 2020!). But in response to a decreased supply and continued hight demand, home values have continued to rise year after year. The average price in November is the highest this year, compared to all previous Novembers back to 2019 (last year we have easy access to). Breaking down reasoning for low supply can have many different theories. Our personal top factor is homeowners wanting to hold onto their 2-4% interest rates and either not moving or holding that lower interest property as an investment and purchasing a second home. What are your thoughts?
