Small eviction mistakes can kill your entire case.

In California, accepting rent after serving an eviction notice, filing before the notice period expires, or mishandling any step in the process can void your case and force you to start over. Before you make a move mid-eviction, talk to an attorney first.

Owning the property does not mean you can rent to whoever you want.

California and federal fair housing laws are strict, and landlords can face serious legal consequences for tenant screening practices that cross the line, even unintentionally. Knowing where the boundaries are before a complaint is filed is always the better move.

What happens when a fence, structure, or improvement crosses the property line?

Kendall Law recently represented homeowners in a Lakewood dispute involving encroachments between neighboring properties. The conflict raised practical questions about access, maintenance, boundary responsibilities, and each owner’s right to use the affected areas. The parties resolved the case through a negotiated settlement that created reciprocal easements, addressed fence construction and shared costs, and recorded the agreement with the county so the terms would continue to govern both properties.

More than affecting a strip of land, boundary disputes can complicate how both owners use and maintain their properties. A clear, enforceable agreement can protect property rights and give both owners a workable path forward.
