Homeowners… the rules on roof insurance have quietly changed.

If you haven’t bought a house or replaced a roof in the last 10–15 years, what most people think insurance covers… often isn’t how it works anymore.

Here are a few things happening in the homeowner insurance world right now:

1. Roof age matters more than ever.
Insurance companies are paying very close attention to roof age. Many companies start getting concerned once a roof hits 10–15 years old, and some won’t insure roofs over 15–20 years without replacement.

2. Full roof replacement coverage is disappearing.
Many policies now switch older roofs to depreciated value (Actual Cash Value) instead of full replacement cost.

Example:
A 30-year roof that’s 15 years old might only get about half the replacement cost paid by insurance.

So if a new roof costs $10,000…
Insurance might only pay around $5,000…
Minus your deductible.

In some cases, homeowners end up paying a large portion of the cost themselves… which makes filing a claim less beneficial than people expect.

3. Insurance companies are inspecting roofs from space.
Many insurers now use satellite imagery, drones, and AI to evaluate roof condition. Homes can be flagged for inspection or even non-renewal without anyone physically visiting the property.

4. Impact-resistant roofs don’t always save as much as people think.
They can help with durability, but most insurance savings actually come from the roof simply being new, not necessarily from the impact-resistant rating itself.

5. A coverage many homeowners don’t know about…
You can often add a service line rider to your policy for around $80–$100 per year.

This can cover underground issues such as:
• sewer lines
• water lines
• electrical connections to the street

If you’ve ever priced a sewer repair, you know that coverage could be worth it.

6. Buyers should get insurance quotes early.
Even if a roof passes a home inspection, an insurance company may still refuse coverage because of roof age.

We’re seeing transactions where everything looks good… until insurance says “no.”

Getting a quote early in the process can prevent surprises later in the deal.

Bottom line:
The homeowner insurance industry has changed significantly in the last few years… and today the age and condition of the roof may be the single most important factor in getting a home insured.
