🏡 FUN FACT FRIDAY: Pre-approved doesn’t necessarily mean rate-locked.

A mortgage pre-approval can tell you what you may qualify to borrow, but your interest rate can still move until you actually lock it with your lender.

That distinction matters—especially when rates are changing. Before making an offer, ask your lender what rate you’re being quoted, whether it’s locked, how long the lock lasts, and what could cause it to change.

Buying a home involves more than finding the right property. Understanding the financing side can help you make much more confident decisions.

Houston heat has been no joke lately, with temperatures pushing past 100° — and if your A/C is working overtime, your electric bill probably is too. 🥵🏠

A few simple changes can help keep your home more comfortable without making your cooling system work harder than it needs to:

☀️ Close blinds and curtains during the hottest part of the day — especially on windows getting direct afternoon sun.

🌡️ Keep your thermostat around 76–78° when you’re home. Turning it way down doesn’t cool your home faster; it just keeps the system running longer.

🌬️ Use ceiling fans to help you feel cooler and improve air circulation. Remember to turn them off when you leave the room.

🧺 Run heat-producing appliances later in the day. Ovens, dryers and dishwashers can add even more heat to your home, so evenings and early mornings are your friend.

🧹 Check that HVAC filter. A dirty filter restricts airflow and can force your A/C to work harder — costing you more.

🪟 Take advantage of cooler mornings or evenings when conditions allow, then close windows and coverings once temperatures start climbing.

Little changes can make a noticeable difference during a Houston summer — both in how your home feels and what shows up on that electric bill.

The latest Weekly Activity Snapshot shows the Houston real estate market is still moving, with:

✅ 3,671 new listings
✅ 37,141 active listings
✅ 38,554 showings
✅ 9,321 open houses

While closings and showings were slightly down year over year, buyer activity is still strong and inventory continues to give buyers more options across the market.

What does this mean for you?

Buyers: More listings mean more opportunities to find the right home.
Sellers: Serious buyers are still out there, and the right pricing and strategy matter more than ever.

Lower rates can sound like the perfect reason to wait — but there’s another side of the equation buyers should consider. 🏡

When mortgage rates drop, more buyers may re-enter the market. If the number of available homes doesn’t increase at the same pace, that added competition can put upward pressure on home prices and make multiple-offer situations more common.

That’s why waiting for a lower rate doesn’t automatically mean you’ll get a better deal.

Take a look at this example:

BUY NOW
🏠 Purchase Price: $500,000
📉 Interest Rate: 6.375%
💰 10% Down: $50,000
💵 Estimated Monthly Payment: $4,339

BUY LATER
🏠 Purchase Price: $575,000
📉 Interest Rate: 5.375%
💰 10% Down: $57,500
💵 Estimated Monthly Payment: $4,659

Even with a lower interest rate, a higher purchase price can change the affordability picture significantly.

The best time to buy isn’t simply when rates hit a certain number — it’s when the home, payment, market conditions, and your personal finances make sense together.

If you know me, you know this one is hitting a little close to home. 💙

My son is headed off to college **next week**, and while I’m incredibly proud and excited for him, I’ll admit this season comes with ALL the emotions.

I came across this article from *Parents* — **“7 Things I Wish I’d Known Before My Child’s College Orientation”** — and found it really interesting, especially as we prepare for this next chapter.

One reminder that really stood out to me: **college orientation isn’t just about getting familiar with the campus. It’s also one of the first opportunities for our kids to start taking the lead, asking their own questions, meeting new people, and building confidence on their own.**

A few of the tips I loved:
🎓 Give your student a little space to navigate things independently
🎓 Encourage them to introduce themselves and make connections
🎓 Attend the information sessions and learn what resources are available
🎓 Connect with other college parents—you’re going through this transition too!
🎓 And apparently… pack your own sheets and towels if orientation includes an overnight stay. 😂

For all my fellow parents sending a child off to college this year, I think we may need our own orientation!

I’m trying to soak up every minute before next week while also reminding myself that this is exactly what we’ve been preparing them for. ❤️

🏡 Buying a home in 2026 isn’t just about finding the right house — it’s about knowing how to structure the right deal.

The Houston market is creating opportunities for buyers who understand where they may have negotiating leverage. According to the local market snapshot shown here:

📊 136 Average Days on Market
📉 33% of homes have had a price reduction
📈 Only 2% have increased in price

What does that mean for buyers? You may have more negotiating power than you realize.

Here are four strategies I’m discussing with buyers right now:

✔️ Ask for seller concessions. Depending on the property and offer, sellers may be willing to contribute toward allowable buyer closing expenses.

✔️ Explore a temporary interest-rate buydown. Seller concessions can sometimes be structured to reduce your mortgage payment during the first few years of ownership. Your lender can show you whether this makes sense financially.

✔️ Negotiate closing costs. Purchase price is only one part of the negotiation. Closing-cost assistance can make a significant difference in the amount of cash you need at closing.

✔️ Pay attention to homes with higher Days on Market. A longer time on the market does not automatically mean something is wrong with the home. It may simply mean the property was initially overpriced, missed its first wave of buyers, or the seller is now more motivated to negotiate.

And here’s an important one: don’t automatically eliminate a home because it has been sitting on the market. Those properties can sometimes present the best opportunity for a well-prepared buyer.

The strongest strategy is to look at the entire deal — price, financing, seller concessions, closing costs, repairs, days on market, comparable sales, and the seller’s motivation — rather than focusing only on the asking price.
