Rural living isn’t always picture-perfect pastures and pretty sunsets. Sometimes it’s spending your weekend painting an old shed while the pig supervises. 😂🐷

But this is one of my favorite parts of homeownership — taking what you have, putting a little work into it, and slowly making a property feel like yours.

Around here, there’s always another fence to fix, building to paint, garden to move, or project we’ve somehow talked ourselves into. 😂

The numbers tell a story 👀🏡

I dug into the last 12 months of Tillamook County home sales between $400K–$600K, and one thing really stood out:

Homes are still selling but pricing matters.

Nearly 35% of the homes sold took more than 120 days to sell. And while homes that sold within the first 30 days averaged around their original asking price, those that took 120+ days averaged roughly 88% of their original asking price.

For sellers, that’s a pretty good reminder that where you start can matter just as much as where you finish.
