However, before you buy a home with a pool, it makes sense to understand the expenses that come with pool ownership. Chemicals can be quite pricey not to mention the time required to keep your pool pristine. If you're buying an older home with an existing pool, get the pool inspected by a specialized expert prior to purchase. Resurfacing can run in the tens of thousands of dollars! 💸🏊

When looking at remodeled homes, even when the improvements are jaw-dropping, it's important there is a paper trail in the form of permits for the upgrade. If you sign a contract and find out the work was done without a permit, it's then your responsibility! Your home inspector and appraiser should be able to identify if things are done up to code and if there is an undisclosed addition that varies from the public record card. Even if you're okay with improvements done without a permit, it might come up to haunt you if you try to sell in the future. In some cases, you could even be required to return the home to its original state. 🏠😱

If you don't have a lot of funds to update your home, simply investing in fresh paint throughout the home can add value. However, be sure to use a neutral color that will appeal to the widest set of buyers. 💡
