After being virtually flat in January - which is normal for that time of year - prices are climbing again. And experts project this rise will continue.

2415 Riverside County homes sold in April 2024. The highest priced home to sell was $6,000,000 in Temecula.

Don't let fear cloud your homebuying or selling dreams! 🌟 According to Fannie Mae, nearly 1 in 4 folks still anticipate a dip in home prices. But let's set the record straight. 📉 Negative headlines often dominate the media, painting an incomplete picture. Remember, you might just be seeing the clickbait version! 🚫

Let us share with you the REALITY of what is ACTUALLY occurring in our local market today.

Market Data Temecula April 2024📈
▪️April New Listings 165 🔺27.9% compared to April 2023

▪️April 115 Homes Sold with just 2.3 month supply of homes. We NEED a 6 month supply of home to be considered a balanced or normal market📶 We are nowhere close to a balanced market❗️The closest we have come to a balanced market in the last 5 years was May 2019 with a 3.8 month supply of homes.

▪️April Average Sale Price v Original List Price 99.7% 🔺 1.7% compared to April 2023. This means we are seeing very little negotiating on List Price.

Real estate last month in Temecula and surrounding communities remains strong. Buyer are still buying and sellers are still selling! Despite higher than anticipated interest rates we are still leaning towards a strong sellers market.

▪️September New Listings
106 🔻25.4% compared to September 2022

▪️September 86 Homes Sold with just 2 month supply of homes. We NEED a 6 month supply of home to be considered a balanced or normal market📶 We are nowhere close to a balanced market❗️The closest we have come to a balanced market in the last 5 years was in September 2018 with a 4 month supply of homes.

▪️September Average Sale Price was $874K 🔺 $84K from August ASP of $790K 🔺 over 2.8% compared to September 2022.

▪️September Average Sale Price of $874K v Original List Price 🔻 $2K or 0.2% under List Price. This means we are seeing very little negotiating on List Price.

Real estate last month in Temecula and surrounding communities remains strong. Buyer are still buying and sellers are still selling! Yes, the volume of transactions is down significantly, but despite high interest rates we are still leans towards a sellers market.
