While we try to keep "politics" out of company posts, political decisions do affect real estate and home prices, mortgage rates, insurance rates, and not just your property taxes. The attached link is one of those examples. The US imports a great deal of lumber, especially from Canada.

Earlier this week conventional rates hit 7% and FHA rose to 6.375%. I am not a mortgage broker or lender but I have spent years trying to explain that it is not the FED rate but the 10 year T-bill that drives mortgage rates. Please don't shoot the messenger.

This is one of the reasons I have been sharing that we might have much higher mortgage rates in our future. No the 10 year treasury yields have not risen dramatically yet but the chaos that has unleased by Trump have not just created havoc in stocks but also treasury bonds which have traditionally been a safe haven when stocks prices are falling. So if this becomes a trend where investors demand higher yields or if countries decide to punish Trump by dumping the Treasury bonds they hold rates will go up.

China holds about 760 billion. Japan owns more. Canada and Europe combined hold more than 1.3 trillion. These debt holdings give some Tariff victims tremendous leverage to punish Trump.

So what do you think 8, 9, or 10% mortgage would do to to the real estate industry? Meanwhile the value of the Dollar to the Euro have decline about 13% since Trump which also increases the cost of imports.

Investors are dumping U.S. government bonds, raising fears that confidence in America is fading.

Report: HUD to End Biden Program for Energy Efficiency Upgrades to Affordable Housing

The Trump administration is planning to end a $1 billion Biden-era program designed to upgrade affordable housing structures with energy efficiency improvements.

The Associated Press reports that it obtained an internal document from the Department of Housing and Urban Development (HUD) outlining the plan to wind down the program. While HUD did not announce the program’s termination, the Associated Press claims two “HUD workers who have knowledge of the program” confirmed it was slated to be dropped.

The Green and Resilient Retrofit Program was passed by Congress in 2022 and provides grants and loans to owners of affordable housing in need of updating. Among the improvements financed by HUD are the replacement and repair of heating and cooling systems, leaky roofs, aging insulation or windows, and the undertaking of floodproofing.

The Associated Press claimed the document it obtained said the program was being “terminated” at the direction of the Department of Government Efficiency (DOGE). Approximately two dozen projects that secured funding approval will receive funding, while the status of the remaining projects seeking funds is unclear.

Interest rates may be drifting down but consumer confidence is sinking faster. Not a good recipe for spring and summer buying season. We need stability for consumers to feel confident in making a home purchase commitment.

Republicans are less worried about the future than Democrats and Independents, but "consumers from all three political affiliations are in agreement that the outlook has weakened since February."
